Aspect Developments is a young real estate developer founded by Ahmed Awadallah, whose first residential project is Jade & Blue compound on 12 feddans in the Fifth Settlement of New Cairo. This page covers the company’s project we offer and how we help you choose.

Aspect began with one clearly defined project rather than a wide portfolio, so its whole focus went into the details of Jade & Blue: a master plan that dedicates about 80% of the land to green space, 12 buildings of ground plus four floors, and only four units per floor to limit crowding and add privacy.

On the project the company worked with specialist offices in planning, design and execution, including Inversion, Grid and U Design. That means the compound was designed by firms experienced in residential communities, although the company’s own track record is short because this is its first venture in the market.

Jade & Blue is the project we offer for the company, on 12 feddans near North 90th Street in the Fifth Settlement. Prices at Jade & Blue start from about 5.6 million EGP as of November 2026, with 5% down, installments up to 9 years and delivery in 2029, in units from 75 m² up to a duplex of about 210 m².

Jade & Blue suits a buyer who wants an apartment in a small, low-density community in the Fifth Settlement and is comfortable dealing with a developer at the start of its journey. Before booking we show you the construction progress on site, the payment schedule and the approved plan in writing.

Who Aspect’s project suits
