So we have put together a photo tour from Emaar Misr&#8217;s official materials, starting with the beach, the marina and the golf course, then the hotels and residential villages such as Marina West, the Greek Village, Marassi Bay, Riva and Lea. Do not treat them as the final look of a delivered unit.<\/p>\n<h2>Marassi North Coast: where is it, who develops it and what does it cost?<\/h2>\n<p>Marassi North Coast (sometimes spelled Marassy or Marsa) is a resort and residential village developed by <a href=\"https:\/\/westcapital-eg.com\/en\/developer\/emaar-misr-developments\/\">Emaar Misr<\/a> on about 1,500 feddans at kilometre 126 of the coastal road in Sidi Abdel Rahman, between New Alamein and Marsa Matrouh. It has beaches, a yacht marina, an 18-hole golf course and hotels. Prices start from EGP 6.2 million for the small Faya chalets and from about EGP 8.5 million for developer units in the newest phases, with a 5% then 10% down payment and instalments over up to 8 years (as of November 2026). So ask which beach is closest to your phase, how owners, guests and children are admitted, and what the beach club and cabana fees are, if any. We also advise asking the sales team about lifeguard service, opening hours and safe swimming areas for children. The aerial photo shows giant slides, swimming pools, yellow umbrellas and visitors in the summer season. Other entertainment venues sit beside it inside the resort, such as &#8220;M Bourium&#8221; and &#8220;The Hub&#8221;.<\/p>\n<h2>Entertainment, dining and activities<\/h2>\n<p>The resort experience is divided into clear sections: the beaches, the marina and yacht club, the golf course, sports and activities, entertainment and nightlife, and the &#8220;Marassi Dine&#8221; restaurants. Venues inside the resort include &#8220;M Bourium&#8221; for shopping and dining and &#8220;The Hub&#8221; for entertainment, along with walking and cycling paths and sports courts and facilities in some villages. These facilities make the resort feel more like a complete summer town than a set of beach chalets, which means owners and guests find what they need without leaving the village. Even so, the number of restaurants and their opening hours change from season to season, so do not base your decision on one particular list.<\/p>\n<h2>When to visit Marassi and what to expect<\/h2>\n<p>The resort gets at least nine months of sunshine a year. In practice, activity peaks in summer, when the beach clubs, restaurants and Water World run at full capacity, while it is quieter outside the season. If you are thinking of buying, visit in two different seasons to compare the calm and the crowds yourself, and check the hotels&#8217; and restaurants&#8217; opening times in each season.<\/p>\n<h3>How to use the photos before you buy<\/h3>\n<ul>\n<li>Ask for recent photos of the specific phase and building, not just general resort images.<\/li>\n<li>Tell photographs from renders. As of the October 2026 update, prices vary by phase: the small Faya chalets start from EGP 6.2 million, developer units start from about EGP 8.5 million and resale from about EGP 10 million, with a 5% then 10% down payment and instalments of 6 to 8 years. Villas and hotel units reach tens of millions. These figures are not a final offer, so ask for an up-to-date list for the phase you want.<\/p>\n<p>It is only fair to add that good photos do not replace a site visit: the distance is about 3 hours from Cairo, use is mostly seasonal, and delivery dates differ from phase to phase.
