It is about 3 minutes from the Dabaa Axis and 15 minutes from the Grand Egyptian Museum. Delivery is announced for 2027. Units start from EGP 15.2 million and some models reach EGP 19.67 million.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/rafts-compound-new-zayed\/\">Rafts<\/a><\/h3>\n<p>The biggest project from The Ark in West Cairo, on the Dahshur Link facing the entrance of the Boulevard road. Studios run from EGP 4.5 to 5.1 million, apartments start at EGP 6.7 million and villas go above EGP 17 million. Construction began on 25 May 2025 and delivery is expected in December 2027.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/ranches-dorra-new-zayed\/\">Ranches<\/a><\/h3>\n<p>A low-density community from Dorra with only 938 units and a built-up ratio of no more than 15%. An equestrian club and academy sits at its centre, along with a boutique hotel, a health centre and an international school. It launched in October 2026 and delivery is announced for the last quarter of 2030.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/elora-new-zayed\/\">Elora<\/a><\/h3>\n<p>Arabia Holding&#8217;s project covers about 227 feddans with villas, twin houses, townhouses, lakes and a clubhouse. A 210 m\u00b2 townhouse costs about EGP 16.1 million, a 265 m\u00b2 twin house EGP 23 million and a villa from EGP 29.8 million. Delivery is 4 years from contract.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/kenz-new-zayed\/\">Kenz<\/a><\/h3>\n<p>Madar announced it on 16 June 2025 on about 200 feddans opposite Sphinx Airport. About 65 feddans are set aside for a car-free central park, with 6 lakes, and the built-up ratio is 12%. Delivery is expected in the last quarter of 2029.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/azha-new-zayed\/\">Azha<\/a><\/h3>\n<p>Madar&#8217;s second project on the list covers 200 feddans opposite Sphinx Airport. It gives 30% to housing and 70% to services and green space, and includes a hotel inside the compound. A 138 m\u00b2 two-bedroom apartment starts at EGP 17 million, with delivery in 2029.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/hills-of-one-new-zayed\/\">Hills of One<\/a><\/h3>\n<p>A People &#038; Places community of about 167 feddans. Studios start at EGP 8.5 million, one-bedrooms at EGP 10.9 million, two-bedrooms at EGP 15.8 million and standalone villas at EGP 27.8 million. Its newest district is <a href=\"https:\/\/westcapital-eg.com\/projects\/pine-lanes-new-zayed\/\">Pine Lanes<\/a>, about 3.5 km from Sphinx Airport.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/being-west-new-zayed\/\">Being West<\/a><\/h3>\n<p>A mixed-use project from Landmark Sabbour on 150 feddans, 30 of them administrative, combining apartments, offices and administrative villas. It is about 5 minutes from the 26th of July Axis and 15 minutes from the Cairo-Alexandria Desert Road. The price starts at EGP 45,000 per m\u00b2, the reservation deposit is EGP 50,000 and delivery is about 3 years from contract.<\/p>\n<h3><a href=\"https:\/\/westcapital-eg.com\/projects\/q-hills-new-zayed\/\">Q Hills<\/a><\/h3>\n<p>The first West Cairo project from Q Developments, on the Dabaa Axis near MSA University, with 82% of the land green and open. Delivery is expected in December 2027, and some units may reach 2029.<\/p>\n<h2>Worked Installment Example (Approximate)<\/h2>\n<p>Take a 77 m\u00b2 one-bedroom at <a href=\"https:\/\/westcapital-eg.com\/projects\/kite-residence-new-zayed\/\">Kite Residence<\/a> priced at about EGP 3,465,000. The 5% down payment is about EGP 173,000, another 5% follows after 3 months, and about EGP 3.12 million remains to be paid over 8 years. That is roughly EGP 32,000 a month on a simple, interest-free calculation. A one-bedroom at <a href=\"https:\/\/westcapital-eg.com\/projects\/mar-ville-new-zayed\/\">Mar Ville<\/a> priced at EGP 9.17 million needs a 5% down payment of about EGP 458,000, with the rest paid over 10 years at roughly EGP 72,000 a month.
