Palmeira Residence is inside the city itself rather than on the road, so it has no kilometer marker. It is near the Arab Academy and the Heritage Area. El Alamein International Airport is close to the city, which is why units are bought for both summer and year-round living.<\/p>\n<h2>What Sits Behind the Price<\/h2>\n<p>The list falls into three groups: studios and small chalets under EGP 3 million such as Mavi, Palmeira, Porto Grande, Alma and Elo; apartments and chalets between EGP 3 and 6.4 million such as Marseilia Land, Bella Vista, the Latin District and North Edge; and projects from EGP 8 million upward, where much of the supply comes from resale, such as Downtown, Mazarine, Palm Hills and The Gate. City Edge accounts for five of the fourteen projects, while the rest belong to different developers, so ask for the developer&#8217;s page before you compare. The longest announced installment period in the list is 10 years at Bella Vista and The Gate, and the shortest is 5 years at Dayz with a 30% down payment, which raises the monthly installment even though the unit is fully furnished.<\/p>\n<h2>A Project in the City or a Beach Village?<\/h2>\n<p>New Alamein is a Mediterranean city where people live all year, and its projects differ from the coastal villages that empty out after summer. Alma, for example, is an urban resort inside the city with a low-density plan, and Palmeira Residence sits at its center. Being inside the city does not always mean a direct sea view, so ask about the distance to the beach and the surrounding services before you reserve.
