West Capital answers all of these before contracting.

Last updated: November 2026

Why ask before you pay

A property is the largest amount most people spend in a single decision, and its effect lasts for years. The common mistake is not buying a bad project but paying before reviewing. These are ten questions to put to any real estate marketing company, broker or owner, whether you buy a home, a shop or a clinic.

Ten questions before dealing with any broker

1. Who owns the land, and does the seller have legal capacity?

Ask for proof that the developer owns the land or that it was allocated to it by the owning authority, and for its commercial register. In resale, ask for the owner’s contract and proof of identity. Capacity comes before price: a good price from a party that cannot sell is worth nothing.

2. Is the project licensed?

Ask about the building permit and the approved master plan for the phase you are buying in. A project that advertises units before its plan is approved carries risk for you.

3. What is the developer’s record in delivery?

Ask for the names of projects the developer has delivered and visit them yourself, and ask residents about maintenance and services after handover. A delivered project gives you a verdict that renderings cannot.

4. What exactly does the contract say?

Read the area, the finishing specifications, the delivery date, the late-delivery penalty and the cancellation terms. What is not written in the contract binds no one, and what was said verbally has no value in a dispute.

5. To whom is the money paid?

Installments are paid to the developer or owner, into an account in its name, against an official receipt. Do not pay an individual personally, and do not hand any broker an amount before the contract is signed.

6. Is the price written with its date?

A price without a date is worth nothing, because prices change with every launch. Ask for the price, down payment, installment and installment term in writing.

7. How much will you really pay until handover?

Add the down payment, the installments and any maintenance or service payments, and compare the total between offers, not the first installment alone.

8. Have you visited the site?

View the land, the road and the neighbouring projects. Photos and renderings do not show what the site shows. Check the real travel time to roads, schools and hospitals, because the distance on the map may differ from reality.

9. How is the company’s commission charged, and to whom?

Ask openly before you start, and ask for the answer in writing. A commission may fall on the developer, the buyer or both, and you have the right to know before you contract. A clear company does not hesitate to answer.

10. Does the team stay with you after booking?

Ask who will answer you if delivery is late or the area differs. A company that disappears after payment does not help you before it.

A worked example of the difference between installment and total

An illustration for calculation only, not an offer: a unit priced at EGP 5,000,000 with 10% down means paying EGP 500,000 at contracting, with the remaining EGP 4,500,000 spread over 8 years, which is 96 monthly installments of about EGP 46,900. If another party offers a much lower installment, ask at once: is the term longer? Is the price higher? Are there interest or fees? The answer decides the better offer, not the installment figure alone.

Buying from the developer and resale: what to review in each case

When buying from the developer, you review the license, the plan, the payment schedule, the delivery date and the late-delivery penalty. These are clauses the developer puts in a standard contract, so read it in full before signing and accept no verbal addendum. In resale, you review the seller’s relationship with the developer: has the seller paid all installments? Does the developer agree to the transfer? What fees does the developer charge when a unit is transferred? In both cases, do not pay before you see these documents with your own eyes.

Documents to request before paying

From the developer: proof of land ownership or allocation, the commercial register, the building permit and the approved plan.

From the owner in resale: the original purchase contract, proof of identity and proof that earlier installments were paid.

From the company: the price list with its date, the payment schedule in writing, and a copy of the draft contract to review before signing.

From yourself: keep every receipt and every message, and do not rely on verbal promises.

Signs that should make you stop

A promise of a guaranteed return or a certain rise in price.

Pressure to book today because units are running out.

A refusal to give you the draft contract to review.

A request to transfer the amount to a personal account.

If one of these signs appears, stop and consult a lawyer before any step.

FAQ: choosing a real estate marketing company

Do I pay the broker before signing the contract?

No. Installments are paid to the developer or owner against an official receipt after the contract is signed, and you hand no broker an amount before that.

How do I check that a developer is licensed?

Ask for the documents of land ownership or allocation, the building permit and the commercial register, and review them with a lawyer before contracting.

What is the most important clause in a unit sale contract?

The delivery date and the late-delivery penalty, then the area, the specifications and the payment schedule. Write everything you agreed in the contract.

Is comparing monthly installments enough?

No. Compare the total you will pay until handover, with the down payment and any fees, because a lower installment can mean a longer term and a higher total.

How do I find a trustworthy real estate marketing company?

Ask the ten questions on this page. A trustworthy company answers with documents and dated prices and gives you time to review.
