The View Waterway New Cairo (also called The Waterway View) is a residential, administrative and commercial project by Waterway Developments on North 90th Street in the Fifth Settlement, opposite the American University. It has been under construction since September 2024. As of the October 2026 update, The View prices start from EGP 21.5 million with a 10% down payment and installments over up to 9 years, and delivery is in the fourth quarter of 2029.<\/p>\n

The project offers apartments, duplexes, penthouses and villas inside a gated community with gardens and European-style artificial lakes, along with administrative and commercial units. There are about 1,050 residential units, though other figures of about 1,151 units are mentioned, and no final total has been announced.<\/p>\n

The View suits someone looking for a relatively large unit at a direct commercial location opposite the American University at a price above EGP 20 million, since the smallest apartment on offer is over 110 sqm. It is less suited to anyone looking for a small, economical unit. The plan includes administrative and commercial units, which gives the project steady daytime activity, and administrative offices of 179 to 225 sqm suit small companies and professional practices.<\/p>\n
