Prices start from EGP 1.5 million for a one-bedroom chalet, with a 5% down payment and installments over up to 8 years, and delivery is in December 2028. The project covers 388 feddans, and its master plan builds on the idea of water living, with buildings shaped like ships.<\/p>\n<p>This page sets out the location, sizes, prices, payment plans, developer and services. It is a fully integrated resort with a design inspired by ships, with a large central tower and five ship-shaped buildings. A one-bedroom chalet can reach EGP 8.9 million in larger sizes, and the finish is semi-finished. Resale listings show an apartment at about EGP 5.57 million and a studio at about EGP 3.42 million.<\/p>\n<h2>Porto Grande prices<\/h2>\n<p>Prices at Porto Grande start from EGP 1.5 million for a one-bedroom chalet. A figure of EGP 1.49 million also appears in the FAQ, and a launch price of EGP 1.7 million in the headline. Some listings show a higher starting point of EGP 2.19 million. The gap may come from the date of the update or the phase, and we cannot pin it down precisely. We therefore rely on a written offer from Amer Group for the model and phase you want.<\/p>\n<p>To work out the price per sqm: a 41 sqm one-bedroom chalet at EGP 1.5 million comes to about EGP 37,000 per sqm, which is an approximate figure based on the starting price. Prices for the larger sizes (60 and 83 sqm) are not announced, so ask the developer for the price per sqm of each model. Prices do not rise in step with area, and they go up for higher floors and for lake views.<\/p>\n<h2>Payment plans and delivery date<\/h2>\n<ul>\n<li>5% down payment with installments over up to 8 years.<\/li>\n<li>10% down payment with installments over 8 years and a 10% maintenance deposit.<\/li>\n<li>Delivery in December 2028 (fourth quarter of 2028), with construction starting on 10 March 2026.<\/li>\n<li>Other figures give delivery in 2030, and the text elsewhere says within two years of contract. These figures conflict.<\/li>\n<\/ul>\n<p>As a rough example only: at EGP 1.5 million, a 5% down payment is about EGP 75,000, and the rest (EGP 1.425 million) is paid over 8 years at about EGP 14,800 a month, with no interest or annual payments. On the North Coast it has Porto Marina, Porto Golf and Porto Cruise, and in Sokhna it has Porto Sokhna. In July 2026 the group launched the &#8220;Aqua Wonders&#8221; phase within Porto Grande, alongside phases at Porto Golf and Porto Sokhna. One advantage of buying from a developer with a long record is that you can view its delivered projects, such as <a href=\"https:\/\/westcapital-eg.com\/en\/projects\/porto-sokhna-ain-sokhna\/\">Porto Sokhna<\/a>.<\/p>\n<h2>Services and beach<\/h2>\n<p>The project offers the following services:<\/p>\n<ul>\n<li>Swimming pools, an aqua park, artificial lakes and a water games area.<\/li>\n<li>The Aqua Wonders phase, with more than 12,000 sqm of water features, about 25,000 sqm of green space and 10 play and leisure zones.<\/li>\n<li>Round-the-clock security, electronic gates, CCTV cameras, maintenance and cleaning.<\/li>\n<li>A supermarket, shops, clinics, a pharmacy, laundry and ironing, and a garage.<\/li>\n<li>A social and health club, a gym, walking paths and a children&#8217;s play area.<\/li>\n<li>12 restaurants on the waterfront, and golf courses.<\/li>\n<\/ul>\n<p>Porto Grande&#8217;s central location is close to the Arab Academy and the daily services of New Alamein. That makes year-round rental demand more likely, not only in summer, but that is a possibility rather than a promise, and the rental yield claims in the project&#8217;s marketing are promotional. Ask the developer about the rental policy inside the village and the unit management fees if you want to let your unit.<\/p>\n<h3>Porto Grande vs Porto Cruise<\/h3>\n<p><a href=\"https:\/\/westcapital-eg.com\/en\/projects\/porto-cruise-alamein\/\">Porto Cruise Alamein<\/a> is an older project from the same developer, while Grande comes with a larger master plan, the water-living concept and a later delivery. Compare the two on price, delivery and the scale of services before you choose.<\/p>\n<h2>Who Porto Grande suits, and what to check before booking<\/h2>\n<p>It suits someone who wants a small chalet with a low down payment (5%) in a central New Alamein location from a large developer, or an investor targeting seasonal rental.
