Brix is a relatively small, high-service project with about 190 to 194 residential units depending on the phase, which means low density and more privacy than the larger compounds. Most of the site is green space. A different figure of 119 feddans may appear, but it matches the area of Joulz, another project by the same developer, so we assume it is a transcription error and use 44,000 sqm.<\/p>\n
The project has a modern architectural character and hotel-style services such as concierge and private service, along with an aqua park and several swimming pools, which makes it aimed at buyers who want a higher level of service than is usual in October.<\/p>\n
Ownership is freehold. The expected rental yield is estimated at about 8% a year and price growth at about 20% a year, but these are estimates, not guarantees, and not investment advice, so do not rely on them alone when making a decision.<\/p>\n

Brix is on the Cairo-Alexandria Desert Road in 6th of October City, close to the 26th of July Corridor and minutes from Lebanon Square and the Ring Road. The project covers about 10.5 feddans (44,000 sqm). The project is listed as a single building while it holds about 190 units across apartments, townhouses and duplexes, so do not rely on the number-of-buildings field to judge the planning, and review the master plan directly.<\/p>\n
Prices at Brix start from EGP 10.68 million, with an announced launch price of EGP 11 million. Other figures may appear: EGP 13.29 million in the main list and EGP 11.34 million on the sales board. The difference comes from different update dates and unit status.<\/p>\n
The developer’s units have sold out completely and one unit is currently offered for sale on the secondary market, so the current price of a unit is mostly set between owner and buyer and is affected by the floor, the view and the size. The developer’s units sold out on 15 September 2026, about nine months after the announced delivery date. Ask us for the latest available units to get an accurate price.<\/p>\n
The announced plans were a 10% down payment with 5-year installments, or a 15% down payment with 6-year installments. A plan with a 5% down payment and installments over 8 or 7 years was also available, along with a special offer of a 10% down payment, 8-year installments and an 8% discount.<\/p>\n
Since the project has been delivered, most purchases now happen on the resale market, with a large part paid in cash or a private installment arrangement agreed between the two parties.
