Marina Waterfront Residences Ras El Hekma is a complex of apartments, duplexes and townhouses overlooking an international marina, developed by Modon Holding<\/a> in the Wadi Yemm district, the first district of Ras El Hekma city. It has been under construction since 24 September 2026. Marina Waterfront prices start from EGP 19 million, and from EGP 18.5 million, with a 5% down payment and installments over up to 8 years. Delivery is in December 2030.<\/p>\n

The complex is in the Wadi Yemm district on the Mediterranean coast in Ras El Hekma city, Matrouh Governorate. It overlooks an international marina, and all units face the marina. It connects to the coastal area through the main international road that serves Ras El Hekma. Exact distances to the complex have not been published, so we use the published travel times for Wadi Yemm: about 30 minutes to Sidi Abdel Rahman, 45 minutes to Marsa Matrouh, about 2 hours to Alexandria and 3 hours to Cairo.<\/p>\n

The Modon marina project is described as 8 km long, but the offers available do not state the actual size of the marina for this complex. Ask about the number of berths and the marina’s opening date before relying on this feature.<\/p>\n

Marina Waterfront prices start from EGP 19 million for the one-bedroom apartment (82 sqm), with a starting price of EGP 18.5 million. Two bedrooms start from EGP 24 million, three bedrooms from EGP 40 million and four bedrooms from EGP 77 million. Duplexes start from EGP 67 million, and townhouses range from EGP 67 million to EGP 107 million.<\/p>\n

The price per meter for the one-bedroom apartment is about EGP 232,000 (EGP 19 million divided by 82 sqm) by our rough calculation, which is higher than Yemm Boulevard on paper. The higher price of the four-bedroom unit (EGP 77 million for 208 sqm) reflects the unit’s category and its marina-facing position, so ask about the floor and view.<\/p>\n
