Fouka Bay Ras El Hekma is one of the best-known North Coast villages, developed by Tatweer Misr on the Ras El Hekma bay. It combines 12 residential islands, a white sandy beach and the Crystal Lagoons. Fouka Bay location and Km 211<\/h2>\n

The village is at Km 211 of the Alexandria-Matrouh desert road in Ras El Hekma, close to New Alamein, Sidi Abdel Rahman, the Alamein Museum and Alamein International Airport. It is about two hours by car from Cairo, its entrance is one minute from the Fouka road, and it is 211 km from Alexandria and 75 km from Marsa Matrouh. The distance from Cairo is balanced by quiet, privacy and an open beach on the Ras El Hekma bay.<\/p>\n

\"Location<\/p>\n

The project covers about one million square meters, roughly 238 feddans, so we advise confirming the final area with the developer at contracting. The project has 7 gardens and 5 gates, and sales stand at 96%, which suggests that most units available today come through resale.<\/p>\n

Unit sizes and types<\/h2>\n

The master plan was prepared by the Italian firm Gianluca Peluffo & Partners. The project includes villas, apartments, lofts, chalets, penthouses, duplexes, twin houses, townhouses, cabins and studios. Most of the units on the market today are chalets, with two-bedroom chalets available in sizes from 95 m\u00b2 up to 110 m\u00b2. Unit prices at Fouka Bay<\/h2>\n

Direct sales from the developer are almost complete, so today’s prices are resale prices that change from one owner to another. Current two-bedroom chalets range from roughly EGP 9.99 to 18.5 million, including EGP 12.98 million for a 95 m\u00b2 chalet and EGP 14.97 million for a 110 m\u00b2 chalet. There is no official developer or resale price on the project page, so treat these figures as an indication only. Prices are affected by the floor, the view of the lagoon or the beach, and the finishing condition. Payment plans<\/h2>\n

Fouka Bay payment plans carry a 5% down payment across the board, with installments over up to 9 years. The plans on offer cover 5, 7, 8 and 9 years, along with a stepped plan and a move-in-first option followed by installment payments. There is also a 5% down payment with an 8% maintenance deposit and installments over 7 years. On resold units, the owner may ask for a larger down payment because part of the price has already been paid to the developer, so you should review the schedule of remaining installments and the assignment contract before booking. Completion is set for 2025, and actual handovers began in 2020. The village is built and operating, and you can view it in person before deciding.<\/p>\n

The idea behind Fouka Bay is water in every direction. The village is laid out as 12 island groups surrounded by the Crystal Lagoons, along a white sandy beach up to 7 km long.
