Wadi West location and kilometer marker<\/h2>\n

The cluster is in Wadi Yemm district on the Mediterranean coast of Ras El Hekma City in Matrouh Governorate, on the International Coastal Road between kilometer 178 and kilometer 220, reached via the Dabaa Road. It is about 3 hours from Cairo via the New Fouka Road and is close to Alamein International Airport. No specific kilometer marker is published for the cluster because it is part of a whole city.<\/p>\n

No travel times specific to Wadi West are published, so we use the figures for Wadi Yemm district: about 30 minutes to Sidi Abdel Rahman, 45 minutes to Marsa Matrouh, about 2 hours to Alexandria and 3 hours to Cairo. Note that these are approximate times that depend on the road at the time of travel, so try the drive yourself before booking, since summer adds congestion on the coastal road.<\/p>\n

Wadi West prices<\/h2>\n

Prices at Wadi West start from EGP 37 million for the three-bedroom townhouse (248 m\u00b2), and from EGP 38 million as a launch price, while the page headline shows EGP 37.6 million. The four-bedroom (255 m\u00b2) starts from about EGP 44.6 to 45 million. On resale listings, middle 3-bedroom units have appeared at prices from EGP 39.9 million up to EGP 53 million, and a 255 m\u00b2 unit at about EGP 46.4 million, so the actual range changes with unit type.<\/p>\n

The price per meter for the three-bedroom is about EGP 153,000 (EGP 38 million divided by 248 m\u00b2) by our rough calculation, and the figure shifts with the area and the position inside the cluster. Compare this figure with Wadi East and Wadi Yemm before you decide, and check whether the price includes the outdoor areas and the garden.<\/p>\n
