It is about 35 minutes from El Alamein Airport (37 km), roughly two hours from Alexandria and three hours from Cairo. Faya Marassi prices start from EGP 13.5 million for a 77 sq m one-bedroom chalet, and a 198 sq m three-bedroom chalet reaches EGP 25 million in another listing. Offers include a 120 sq m two-bedroom chalet with a garden at about EGP 17.6 million, another overlooking the pool at about EGP 16.5 million, and a 110 sq m unit overlooking the lagoon at about EGP 19 million.<\/p>\n<p>The starting price was previously EGP 6.2 million with delivery in 2023, an old figure that does not reflect the current market. Our advice is to compare price per meter, floor and view, because the difference between a ground-floor unit with a garden and an upper-floor unit is large.<\/p>\n<h2>Payment plans and delivery<\/h2>\n<p>The payment plan at launch was a 5% down payment with installments over up to 8 years, but payment on resale units follows the agreement between seller and buyer, usually full payment or a high down payment, and sometimes an arrangement to transfer the contract from the first owner.<\/p>\n<p>Delivery was in December 2024 (the fourth quarter of 2024), and most available units are delivered. A sold-out date of August 2026 is also mentioned, a conflict we recommend verifying. Marassi has a 6.5 km beach frontage, six beaches, an 18-hole golf course designed by Peter Harradine and a marina of about 267 berths. Renting a two-bedroom chalet in Faya starts from about EGP 13,000 per day.
