Hacienda Waters prices start from EGP 13 million for a one-bedroom chalet (last updated October 2026), a general launch price of EGP 49 million also appears, with a 5% down payment, installments over up to 8 years and delivery in June 2029. One offer gives Kilometer 191 of the Alexandria-Matrouh Road, between Jefaira and The Med projects, while other coastal listings give Kilometer 208. We do not show a single kilometer and use driving times instead: 5 minutes to Jefaira, 30 minutes to the center of Ras El Hekma, 55 minutes to New Alamein and 180 minutes to Cairo.<\/p>\n<p>Because the kilometer differs with the measuring point (Alexandria or Cairo), we advise pinpointing the location on the map before a visit. The project&#8217;s headline shows a launch price of EGP 49 million (EGP 48,917,400 in the delivery and FAQ section), which appears to belong to a larger model. We also show a chalet at about EGP 16.96 million.<\/p>\n<p>We do not rely on either of these two figures without confirmation from the developer, and we advise you to ask for the current price list by model and floor.<\/p>\n<h2>Payment plans and delivery<\/h2>\n<p>We show a 5% down payment at launch and installments over up to 8 years, and a figure of 5 appears in the payment plan field with no stated unit. That means the annual installment will be large on villas priced in the tens of millions, so we recommend working out the monthly and quarterly installment before contracting.<\/p>\n<p>Delivery is in June 2029 (the second quarter of 2029), with works expected to be complete on 30 June 2029. Construction began on 13 May 2025, and it is important that the date is written into the contract with a clear late-delivery penalty.<\/p>\n<h2>The developer: Palm Hills<\/h2>\n<p>The developer is <a href=\"https:\/\/westcapital-eg.com\/en\/developer\/palm-hills-developments\/\">Palm Hills Developments<\/a>, one of the largest real estate developers in Egypt. If you want a unit close to handover, the first suits better.
