SIA Boulevard, also known as SIA Mall 6 October, is a commercial, administrative, medical and hotel project developed by Zawaya Development in cooperation with the Armed Forces Engineering Authority. It is located in Al Nagda Square on the Service Axis in the heart of 6th of October City. It was launched in October 2025 as SIA Mall, and in mid-August 2026 Zawaya and EDIC Development announced an alliance to develop it as SIA Boulevard, with investments of EGP 3.5 billion. In the first launch announcement it extends over about 6,031 square metres in two buildings, each with a ground floor and 4 typical floors. Commercial units start from 22 metres and administrative and medical units from 35 metres. From SIA Mall to SIA Boulevard: what changed?<\/h2>\n

In August 2026, Zawaya Development, chaired by engineer Mohamed Raouf, and EDIC Development, chaired by Dr. Amr Zaki, announced a strategic alliance whose first project is SIA Boulevard in Al Nagda Square, with investments of EGP 3.5 billion. The announcement said the project has been re-presented with a new identity and a revised plan as an integrated mixed-use development, that construction work is under way, and that operation is targeted within three years.<\/p>\n

The announcement did not state that SIA Boulevard is the new name of SIA Mall, but the location (Al Nagda Square), the developer (Zawaya), the consultant (Hafez office) and the brand (SIA) are the same in both announcements, so we show the two on one page. The new plan is built around an open central walkway with landscaping and water features in place of the enclosed mall, with commercial units on the ground and first floors, most with private outdoor space, medical clinics, administrative offices with flexible sizes that can be split or combined, and hotel units. Options therefore range from commercial units for shops and restaurants, to administrative units for offices, to medical units for clinics. The operations and services team includes Asset Biller to manage and operate the project, Medical Algorithm for the medical sector, H Paddle and CrossFit for the sports area, Giggle & Wiggle for the kids area, and the Gitara restaurant and cafe.<\/p>\n
