As of the October 2026 update, apartment prices start from EGP 2.2 million and five payment plans are available, including a 10% down payment with installments over up to 8 years. Delivery is in the fourth quarter of 2029, after construction began in November 2025.<\/p>\n
Najm sits within the wider masterplan of the Sixth Settlement. It is relatively elevated, with views and natural ventilation, and is one of the newest projects from Royal Real Estate Development after its projects in the New Administrative Capital and Mostakbal City. The company prepared to launch Najm in 2026 as part of its expansion plan. The details of area, number of units, phases and finishing level still need confirmation from the company, and we will share them as soon as we receive the updated masterplan from the sales team.<\/p>\n

What sets Najm apart from the larger villa compounds in the area is that it is an apartment and penthouse project with small and mid-sized units starting from 70 metres. It suits young buyers, small families and investors looking for a low entry price and long installments, more than those looking for a standalone villa with a large garden.<\/p>\n

The Mohamed Naguib Axis is about 3 minutes away, South Teseen 3 to 5 minutes, and the Cairo-Suez Road and Ain Sokhna Road about 5 minutes each. Hyde Park Central Mall is about 8 minutes away. El Shorouk, the American University and the Middle Ring Road are about 10 minutes each, Al Rehab City about 12 minutes, the New Administrative Capital about 15 minutes and Cairo Airport about 20 minutes.<\/p>\n These times are estimates. They give the project the advantage of being close to the main roads, with easy access to the Suez Road and the New Administrative Capital without passing through the centre of the Fifth Settlement. The area also neighbours growing residential and commercial projects in the Sixth Settlement, such as Hyde Park Central, whose mall is 8 minutes away, giving residents commercial services nearby.
