<\/p>\nVea New Cairo (also written V\u00c9A) is a villa and townhouse community under construction, offered by Il Cazar Developments on the Middle Ring Road in New Cairo, covering 100 feddans. As of the October 2026 update, townhouse and villa prices start from EGP 12.4 million with a 5% down payment and installments over up to 10 years. Delivery is in the fourth quarter of 2029, and the developer announces delivery of the first phases in 2028. The figures vary, as we explain below.<\/p>\n
Il Cazar announced Vea in February 2026 as its ninth residential project, with investments estimated at about EGP 20 billion. It includes about 400 villas and units, split between standalone villas, townhouses and private administrative villas. The building ratio does not exceed 14% of the land, with the rest left for green space, water features and open areas, making it a low-density community. The masterplan is by engineer Raafat Fahmy.<\/p>\n
A figure of about 70% is mentioned without clarifying whether it is a construction progress rate or a sales rate. Construction began on 19 January 2026 and the two figures do not fit together, so we treat it as marketing language and recommend inspecting the site to verify the actual progress. Ask what is available for each unit type. The company describes the project as combining smart design, integrated luxury and environmental sustainability, in a statement from chairman Nader Khozam. This is marketing language that does not replace reviewing the masterplan and floor plans.<\/p>\n

The American University is about 10 minutes away, the German University (GUC) about 12 minutes, the New Administrative Capital about 15 minutes, Point 90 Mall about 18 minutes, Cairo Airport about 20 minutes and The Waterway area about 25 minutes.<\/p>\n The mode of travel and time of day are not specified, so treat these figures as estimates, and we recommend driving the route at peak hours before making your decision. The Middle Ring Road location makes it easy to reach the Suez Road, the New Administrative Capital and the other districts of the Fifth and Sixth Settlements.<\/p>\n The announced offering is limited to townhouses and villas:<\/p>\n The finishing level is not specified; it is only stated that the exterior finishes were chosen to withstand weather conditions. Some of the announced bathroom counts, such as five bathrooms for a three-bedroom villa, need checking against the attached floor plans.<\/p>\n Because the project has only about 400 units on 100 feddans, the average land per unit is relatively large compared with denser villa compounds, which explains why prices are higher than in apartment projects. Vea suits buyers looking for a villa or townhouse with a garden in a quiet, low-density community, with a budget starting from around EGP 12 million.<\/p>\n Townhouse prices start from EGP 12 million, the announced launch price. However, the “About” section of the same page gives higher figures: townhouses from EGP 18 million, the three-bedroom villa from EGP 28 million and the four-bedroom villa from EGP 25 million, against EGP 20 million and EGP 17 million in the unit table.<\/p>\n A buyer comparing Vea with The Crest should note that Vea’s starting price is less than half of The Crest’s, though the plot size and unit type are different. We therefore present prices as ranges, treat the lowest figure as a starting point for the smallest model only, and confirm the current price for the model and plot you want before any decision.<\/p>\n Three payment plans are offered, all with a 5% down payment at launch, one of them with 10-year installments in equal payments, and we confirm the term of the other two plans for you. The plans start with a 5% down payment and installments over up to 10 years, and you should ask about the other two plans and their effect on the total price.<\/p>\n Delivery is in the fourth quarter of 2029 (31 December 2029), with the first phases scheduled for delivery in 2028, and construction began on 19 January 2026.
