Marina 6 is inside the Marina El Alamein resort, which runs roughly from Km 94 to Km 105 of the Alexandria-Marsa Matrouh road, and sits among the successive villages between Marina 5 and Marina 7. It is about 3 hours by car from Cairo and near New Alamein City and its towers. After the area’s redevelopment, a coastal promenade of roughly 2,750 metres links Marina 7 and Marina 5.<\/p>\n

Chalets start from 50 sqm and reach 175 sqm, as follows:<\/p>\n Listings are led by units described as “first row on the sea” and “first row on the lagoon”, which are the most in demand.<\/p>\n Prices at Marina 6 start from EGP 6.5 million for apartments (120 sqm), as of October 2026, and then move on to the following chalet and villa figures:<\/p>\n A far wider price range of EGP 8.5 to 126 million also circulates for Marina 6. It is unconfirmed and may include exceptional units, so do not base your decision on it. One listing shows a villa at EGP 263 million with an area that does not match the number of bedrooms, which we regard as a data-entry error or an unrealistic price.<\/p>\n Marina 6 does not offer new units from a developer on an official payment plan. Units are sold by owners for cash, or with a first payment and the balance by agreement. Listings may carry phrases like “first payment EGP 1,000,000” for a studio, or a small down payment. These are private arrangements with the owner and need a clear contract. We advise you to check the following before paying:<\/p>\n Marina 6 is part of the Marina El Alamein resort created by the New Urban Communities Authority<\/a> through its Tourist Villages Agency, and no single developer sells units in the village. The resort covers about 3,952 feddans, of which about 1,260 feddans are artificial lakes and about 1,500 feddans are gardens, walkways, sports grounds and roads. That is why green and water views are common in Marina 6 units.<\/p>\n Marina 6 residents benefit from the resort’s services: beaches, the marina, several hotels, a medical centre, a supermarket, leisure activities and the Porto Marina commercial area. Units in this village have lagoons, small boat docks, private pools for villas and gardens that in some models run to hundreds of square metres, as listing photos show.<\/p>\n The gap between the cheapest and the dearest unit in Marina 6 is very large, and three factors explain it: the row from the water, the size of the plot and garden, and the state of finishing and fit-out. A 120 sqm first-floor chalet with a distant view may be listed at around EGP 8.9 million, while a furnished 150 sqm three-bedroom chalet goes above EGP 12 million, and a 240 sqm first-row villa on a rocky lake reaches EGP 40 million. So never compare two prices without knowing the row, the floor and the fit-out.<\/p>\n For villas, the size of the plot matters more than the size of the building. A villa on a 1,200 sqm plot at around EGP 50 million is a different proposition from a 346 sqm first-row villa at around EGP 24.9 million.
