Stella Di Mare Ain Sokhna is a seaside resort on the Suez-Hurghada road, developed by Remco<\/a>. It was built in phases. Some are already delivered and trade on the resale market, while we offer a phase still under construction with delivery in 2027. Prices at Stella Di Mare start from EGP 6.2 million, with a 25% down payment, installments over up to 3 years, and delivery in December 2027. The size of the project varies by phase, and some figures quote 318 feddans.<\/p>\n

Stella Di Mare location and the kilometer marker<\/h2>\n

The village sits in Ain Sokhna at Kilometer 45 of the Suez-Hurghada road. Kilometer 46 is also quoted, a small difference in how the location is described. It is about 120 km from Cairo, or an hour and fifteen minutes to an hour and a half by car. Nearby travel times: Ain Sokhna Port 5 minutes, Tida Fun Valley 5 minutes, Sokhna Golf Club 10 minutes, Plaza Galala and the cable car 12 minutes, Porto Sokhna 30 minutes, the New Administrative Capital 45 minutes, and Cairo Airport 80 minutes.<\/p>\n

The village also includes villas, twin houses and chalets in a range of sizes. Area figures vary by phase and model: 318 feddans for a villa in the second phase, 2.15 million m\u00b2 for the second phase, and 40,000 m\u00b2 for one of the models.<\/p>\n

The phases: what has been published about Stella Di Mare 1 and 2<\/h3>\n

This information was published in December 2018, so the numbers are dated. The second phase is made up of islands surrounded by artificial lagoons and linked by bridges, reachable by car or by boat, and its residents also use the facilities of the first phase. Chalets started at about 97 m\u00b2, with ground floors with a private garden, upper floors and roof units, while the standalone villas came in three designs from about 130 to 600 m\u00b2. The project includes a shopping center, a social club, playgrounds and a water park. Use this information to understand the character of the project only, not for pricing: the old prices of EGP 8,000 per meter and villas from EGP 3 to 9 million date from 2018.<\/p>\n

Stella Di Mare prices<\/h2>\n

Prices at Stella Di Mare start from EGP 6.2 million as the launch price for the phase under construction, which is the price of a three-bedroom apartment or less depending on availability. On the resale market, prices as of October 2026 run from about EGP 3.3 million for an 85 m\u00b2 furnished chalet, and EGP 4.65 million for an 80 m\u00b2 two-bedroom chalet, up to EGP 8.2 to 8.6 million for a 265 to 270 m\u00b2 villa. These resale prices are unofficial. The project has several phases (Stella Di Mare 1, 2 and Sea View), so ask which phase you are buying into.<\/p>\n
