As of October 2026, Youd prices start from EGP 6 million for ready-to-move chalets of 57 to 120 sqm, while first-row chalets in Youd El Bahr start from EGP 11 million. Apartments start from EGP 8.5 million (two bedrooms from 85 sqm) and three-bedroom units reach EGP 13 million, with a 220 sqm villa from EGP 68 million. A launch price of EGP 5.9 million also appears elsewhere on the same page, so we always ask the developer for the current price list before any comparison. Resale listings hover around EGP 6.6 million for a 57 sqm chalet. We advise requesting the developer’s current unit catalog, because some circulating figures contradict each other. One example is a one-bedroom apartment shown at EGP 12 million, above a two-bedroom at EGP 8.5 million, which suggests some figures are outdated or belong to different models. Published prices usually exclude maintenance, registration, club fees and utilities, so ask for the total and for the finishing status before comparing two units. The cheaper unit on paper can cost more once fitted out.<\/p>\n
We offer three plans with a 5%, 8% or 10% down payment at contract. As of August 2026, ready units come with installments over up to 8 years and a 15% discount for cash payment. In Youd El Bahr the down payment can be paid over three months, and the company runs a “Your down payment is your discount” offer that gives a discount equal to the down payment, capped at 50% of the unit price. Delivery of the newest phases begins in August 2029, after construction started in August 2025, and a limited number of Ready to Move units are available for immediate handover.<\/p>\n

It began by handing over units about three years ahead of the original dates, and then launches new phases with a different unit mix.
