Construction contracts between El Attal and Arab Contractors were signed in September 2025. The project covers 101 feddans, about 424,200 square meters. Building is limited to 30% of it, and 70% is set aside for lakes, greenery and services.<\/p>\n
The project was designed by the Spanish architect Xavier Vilalta (Vilalta Studio) around the idea of European living on Egyptian land. YBA Engineering Consultants acts as consultant, and Infergen Project Management handles management. The energy-saving infrastructure was developed in cooperation with Siemens.<\/p>\n

These are resale listings that may differ from the developer’s price and the announced payment plan.<\/p>\n For example, a 10% down payment on a starting price of EGP 5.2 million means about EGP 520,000, while a 5% down payment means about EGP 260,000, with the rest paid in installments over the agreed term. These are arithmetic examples for illustration only, not an official offer, because actual prices depend on the unit and the phase.<\/p>\n Delivery is in the last quarter of 2028 (December 2028). Fix it in the contract along with the delay penalty, especially as resale listings give dates ranging from 2027 to 2028.<\/p>\n When comparing, it helps to work out the price per meter and not just the total price. A 95 sqm apartment at EGP 5.2 million means about EGP 55,000 per meter, and a 135 sqm apartment at EGP 6.9 million means about EGP 51,000 per meter.
