Telal Sokhna is a residential and holiday resort on the Red Sea at Ain Sokhna, developed by Roya<\/a>. It has been under construction since August 2025. Prices at Telal Sokhna start from EGP 6.3 million, with a 5% down payment and installments over up to 10 years, and delivery in February 2030 (Q1 2030). The size of the project varies by phase, from 2.6 to 6.5 million square meters.<\/p>\n

Telal Sokhna location and the kilometer marker<\/h2>\n

The village is in Ain Sokhna, Suez Governorate, on the Red Sea coast, about 120 km from Cairo. Travel times: Galala City 10 minutes, the New Administrative Capital 45 minutes, and New Cairo one hour. Neighbors include Porto Sokhna, Porto South Beach and La Vista Ain Sokhna.<\/p>\n

Apartment sizes differ between the unit list and the FAQ section (120 to 180 m\u00b2 for three bedrooms, for example), so rely on the area stated in the contract. Ownership is freehold. We list 197 resale units, so units are available to compare the developer’s price with the resale market.<\/p>\n

How big is Telal Sokhna really?<\/h3>\n

This is the most important point to verify. The area is 6.5 million square meters, which is about 1,550 feddans by our calculation (square meters divided by 4,200). Other figures also appear, around 2.59 million square meters, which is roughly 600 acres or 617 feddans. The gap is more than double and may come from what is being counted (the whole resort or only the phases on sale). For comparison, nearby Il Monte Galala covers 530 feddans. Do not base your decision on the larger figure, and ask the sales team for the allocation contract or the approved master plan showing the area on offer.<\/p>\n

Telal Sokhna prices<\/h2>\n

Prices at Telal Sokhna start from EGP 6.3 million (EGP 6.341 million) for a two-bedroom apartment, from EGP 6.7 million for a three-bedroom apartment, and from EGP 12 million for a townhouse. No price has been announced for the twin house or the villa. By our rough calculation, the two-bedroom apartment works out at about EGP 64,000 per meter. Prices change with sales, and the page notes this.<\/p>\n
