Marseilia Beach 3 North Coast is an established summer village by Marseilia Real Estate Development, near New Alamein. It is sold today only on the resale market, since the company is not announcing a new phase with a payment plan. Chalets start from EGP 4.7 million as of October 2026, and they are delivered and can be lived in right away.<\/p>\n

We prepared this page for anyone who wants to know what they are really buying: where the village is, which units are listed and at what realistic prices, how to deal with the absence of a developer payment plan, and when a unit is a good deal.<\/p>\n

Location of Marseilia Beach 3 and its kilometer marker<\/h2>\n

The village is at Km 71 of the Alexandria-Matrouh desert road, and is also placed at Km 73 as part of Marseilia Beach. The two-kilometer gap can be settled on a map during the viewing. It falls under Hammam district in Matrouh governorate, near the New Alamein, Fouka, International Coastal Road and Dabaa roads. It is close to New Alamein City, the Alamein Towers, the Rixos hotel and Alamein International Airport, and neighbors villages such as Marina El Alamein and Marseilia Beach 2.<\/p>\n

Unit sizes and types in Marseilia Beach 3<\/h2>\n

No confirmed area or unit count is published for the village. All we can say about its layout is that each zone has green spaces that the units overlook. The village has villas, twin houses, duplexes and chalets. In October 2026 we list eight units: chalets of 110 to 120 sqm with two or three bedrooms, a 185 sqm twin house villa with three bedrooms, and a 155 sqm apartment with two bedrooms. Some units come furnished with appliances and air conditioning.<\/p>\n

Prices in Marseilia Beach 3 North Coast<\/h2>\n

Prices in Marseilia Beach 3 start from EGP 4.7 million for a 110 sqm two-bedroom chalet. Chalets reach EGP 6.25 million for a 115 sqm three-bedroom penthouse, while the 155 sqm apartment is listed at EGP 5 million and the 185 sqm twin house at EGP 9 million. Villas of 300 and 400 sqm are around EGP 14.5 million, and older villas start from about EGP 11.8 million. Dividing price by area, the cost per meter in chalet listings falls between roughly EGP 41,000 and 54,000, and the large apartment is about EGP 32,000 (our own calculation, not an official price).<\/p>\n

Payment plans in Marseilia Beach 3<\/h2>\n

There is no announced developer plan for this village. What is available is sales between owners, usually for cash or with a down payment and the balance agreed, and some owners may offer direct installments. No delivery date applies because the units are complete, and delivery is immediate for the listed units, but you must make sure the unit has no outstanding dues to the developer or for maintenance. If long installments are your priority, we suggest comparing it with villages under construction that ask for a lower down payment.<\/p>\n

The developer: Marseilia<\/h2>\n

The village is developed by Marseilia Real Estate Investment, an Egyptian joint-stock company founded in 2001. Its work includes Marseilia Land and Marseilia Beach 4 on the North Coast and Blue Bay in Ain Sokhna, as well as Marseilia Beach 1, 2 and 5. Neighboring villages share a similar architecture, but maintenance, fees and service levels differ from one village to the next, so ask the village management for the current fees.<\/p>\n

The village has several swimming pools for different age groups, a private beach with water activities, round-the-clock security with surveillance cameras, wide green spaces, restaurants and cafes. The layout opens each zone onto shared gardens, which gives inner units a green view even when they are not directly on the sea.<\/p>\n
