Its units rise to about 270 meters above sea level, looking over the gulf and the marina. Its phases have been delivered and most units are now sold by owners, with chalets starting from EGP 1.45 million as of October 2026. In September 2026 the company announced a broad development plan that adds a hotel, a mall and a new area.

Here we cover the location, the resort’s sixteen sections, unit sizes, actual prices and the developer’s published plan, along with what to ask before buying a chalet for holidays or rental.

Location of Porto Sokhna

The resort is in Ain Sokhna on the Red Sea, near the Galala road and the Sokhna road. Travel times: the beach and private marina 2 minutes, Sokhna market 5 minutes, Ain Sokhna port 8 minutes, central Suez 12 minutes, the Suez Canal Economic Zone 15 minutes, and Cairo International Airport two hours by car. The project is near Galala University and Porto Sokhna’s own cable car. With the resort only about two hours from Cairo airport, it suits weekend breaks, unlike the more distant North Coast. Its closeness to Sokhna port and the economic zone may also open an extra rental market, though actual demand needs study before you run the numbers.

Size and sections of Porto Sokhna

The project covers about 595 feddans, or 2.5 million sqm, making it one of the largest resorts in Sokhna. The master plan divides the resort into 16 zones, including Pyramids, Waterfront, Panorama, Hawaii, Bahamas, Caribbean, Porto Island, Heaven Hills, Up High, Golf Bay, Grand View, La Montagna and Polotano. Each has its own character, elevation and distance from the beach, which explains the wide price gap between two units of similar size.

Available units include a 62 sqm one-bedroom apartment and a three-bedroom villa of about 200 sqm, while the resale market has chalets from 35 to 110 sqm with one or two bedrooms and a 100 sqm two-bedroom apartment. The developer’s offers describe the units as freehold.

Prices in Porto Sokhna

Prices in Porto Sokhna start from EGP 1.45 million for a 62 sqm one-bedroom chalet on the resale market. Chalets reach EGP 4.5 million for a 110 sqm unit, and a 100 sqm apartment is listed at about EGP 3.5 million, based on 102 listings in October 2026. The cost per square meter runs between EGP 23,000 and 25,000 for small ground-floor chalets, and rises to EGP 35,000 or 41,000 for higher, sea-facing units (our own calculation). We list a furnished 65 sqm chalet at about EGP 1.6 to 2.25 million and a 100 sqm chalet at about EGP 2.5 million, all owners’ asking prices. The developer’s published launch price is about EGP 1.78 million.

Payment plans and delivery in Porto Sokhna

The developer’s plan is a 20% down payment with installments over up to 6 years. A 10% down payment plan also existed, a historical plan for a project whose phases have been delivered, with delivery in December 2025. On the resale market it works differently: cash, or a down payment with the balance agreed with the owner. If you see a listing with long installments on a Porto Sokhna unit, ask who ultimately owes the developer and whether the resort management approves the ownership transfer.

The developer: Amer Group

The project is developed by Amer Group, a joint-stock company with more than 30 years of experience, which launched Porto Sokhna in 2007. Since September 2026 the company has been carrying out a plan that includes the M Hotels Porto Sokhna hotel (being fitted out), about 4,000 new units higher up the mountain, a new road linking sea level to the highest point, an outlet mall, the reopening of the polo field and an equestrian city, and a winter swimming pool and aqua park. The company has not set opening dates, so we treat these plans as under way, not as established fact.

Services and beach in Porto Sokhna

The resort has a social club, several swimming pools including an infinity pool, a gym, children’s play areas, jogging tracks and gardens, retail areas, restaurants and cafes, a salon, parking, 24-hour reception, camera security, central air conditioning, water sports and a private beach, a golf course at the top of the mountain, garages, and private gardens for some units.

What to ask before buying in Porto Sokhna

Which of the sixteen zones the unit is in, how high it sits above the beach, and whether the cable car serves it or you need to drive up.

Annual maintenance and utility fees, and whether they are paid up to date.

The resort’s furnished-rental policy and its conditions for transferring ownership.

The state of central air conditioning and plumbing in older units, and whether the furnishings are included in the price.

Because the resort is large and its zones differ, visit the site and check the route from the beach to the unit before you decide. Higher units give wider views but need more movement around the resort.

Which Porto Sokhna unit suits you?

An economical holiday home: a ground-floor chalet of 62 to 80 sqm at EGP 1.45 to 2 million.

A sea and marina view: units in Panorama, Waterfront or Porto Island, at a higher price.

Rental income: a furnished chalet near the beach and services, after confirming the resort’s rental policy.

A large family: a 200 sqm villa or a 110 sqm two-bedroom chalet.

For buyers who find prices relatively low, note that a unit’s value depends on its maintenance condition and on what Amer Group actually delivers of its development plan.
