Elva IL Monte Galala Ain Sokhna is a residential phase under construction inside IL Monte Galala<\/a>, developed by Tatweer Misr<\/a>. It offers apartments, duplexes, townhouses and villas in a V-shaped layout. Prices start from EGP 7.7 million, with a 5% down payment, installments over up to 10 years and delivery in December 2030 (Q4 2030).<\/p>\n

Elva location and distance<\/h2>\n

Elva sits within IL Monte Galala on the Galala Plateau in Ain Sokhna, about 55 km from Suez city and roughly 120 to 130 km from Cairo. The phase has no specific kilometre marker. The resort itself lies on the Zafarana road, around 11 km from Porto Sokhna. The V-shaped plan opens most units to a view of the lagoon, the mountain or the sea.<\/p>\n

Twin houses (Model A) of 140 m\u00b2 are also available within the townhouse category. Ownership is freehold. Many resale units are listed in IL Monte Galala, but they are not necessarily Elva units.<\/p>\n

Elva prices<\/h2>\n

Elva prices start from EGP 7.7 million (EGP 7.705 million) for a one-bedroom apartment of 65 to 70 m\u00b2. Two-bedroom apartments start from EGP 9.9 million and three-bedroom apartments from EGP 12 million. Duplexes start from EGP 8.9 million, townhouses from EGP 16 million and villas from EGP 23 million, as of the October 2026 update. By our rough calculation, the smallest apartment works out to about EGP 110,000 to 118,000 per square metre, which is lower than Maesta. Because prices may change, ask for the dated price list.<\/p>\n

Price per metre in Elva by unit type<\/h3>\n

Dividing the starting price by the average advertised area gives approximate figures (our own calculation, not official prices): about EGP 107,000 per metre for the two-bedroom apartment (EGP 9.9 million over 90 to 95 m\u00b2), about EGP 109,000 for the three-bedroom apartment (EGP 12 million over 105 to 115 m\u00b2), about EGP 113,000 for the townhouse (EGP 16 million over 130 to 155 m\u00b2) and about EGP 148,000 for the villa (EGP 23 million over 155 m\u00b2). The townhouse gives more space at a per-metre price close to the apartments, while the villa runs about 35% above them. That gap reflects standalone ownership, not necessarily a better return.<\/p>\n
