Blue Blue Ain Sokhna is a seaside village on the Red Sea by MG Development, with an announced delivery date of December 2025. It is on offer today both from the developer and from owners in a broad resale market (121 listings in October 2026). Units range from one to five bedrooms and include apartments, duplexes, villas and chalets. The village is known for its many swimming pools, an internal shopping street and smart home technology.<\/p>\n

Blue Blue location and kilometer marker<\/h2>\n

The village is in Ain Sokhna, Suez Governorate, on the Zafarana Road near the Windmills area and close to the Galala Road. It is about 80 minutes from Greater Cairo (170 km on the plan) and 45 minutes from the New Administrative Capital (90 km). The resort is 55 km from the Sokhna gates. The data does not give a kilometer marker, so we rely on the coordinates when arranging a viewing.<\/p>\n

Sizes and unit types at Blue Blue<\/h2>\n

The project covers 30 feddans, also put at about 121,000 sqm or roughly 29 feddans. It has a 270-meter beachfront and a 30,000 sqm beach area, and buildings take up 20% of the land. The village includes two-bedroom apartments of 100 to 110 sqm, three-bedroom apartments of 110 to 140 sqm and four-bedroom apartments of 220 sqm. There are four-bedroom duplexes of 220 sqm and five-bedroom duplexes of 235 sqm, and a four-bedroom villa of 273 sqm. The resale market also lists chalets of 70 to 135 sqm with one to three bedrooms.<\/p>\n

Blue Blue Ain Sokhna prices<\/h2>\n

Prices at Blue Blue start from EGP 4.4 million at the developer’s published launch price (about EGP 4,387,500). The resale market lists 70 to 80 sqm chalets from about EGP 2.35 to 2.8 million, 115 to 120 sqm chalets between EGP 5.5 and 8.15 million, a 153 sqm duplex at EGP 11.3 million, villas from EGP 11 to 36 million (178 to 273 sqm) and a 125 sqm apartment at EGP 6.85 million. Some listings appear for less than that (such as an 80 sqm chalet at EGP 1.1 million). We treat these as outliers that may be wrong or for special units, so do not base your comparison on them. The price per square meter in typical listings runs between EGP 40,000 and 55,000 for a chalet, rising to EGP 70,000 for finished units with gardens and EGP 74,000 for duplexes (our own calculation).<\/p>\n

Blue Blue payment plans and delivery<\/h2>\n

The developer offers two plans: a 25% down payment with installments over up to 4 years, or a 10% down payment with installments over up to 6 years. We do not recommend any offer of zero down payment, installments of up to 10 years and a 50% cash discount without a contract. Delivery is set for December 2025, so check the construction status and the delivery date approved in your contract before you pay.<\/p>\n

The developer: MG Development<\/h2>\n

The village is developed by MG Development, founded in 1998 and renamed from Matawa Group. Blue Blue is its best-known project in Sokhna, so review the delivery phases, the actual progress and the date of each phase before you buy off plan.<\/p>\n

Services and beach at Blue Blue<\/h2>\n

The village has 15 outdoor swimming pools, indoor pools for women and children, a spa, a gym, tennis and football courts, a children’s playground and an events area. Its “Vinci” shopping street has shops, cafes, restaurants, clinics and offices. There are also artificial lakes, floating restaurants, barbecue areas, wireless internet across the village, ATMs and daily maintenance and cleaning services. A Kheir Zaman supermarket operates inside the village. If you plan to stay outside the season, ask whether the shopping street, the supermarket and the services run in winter before you decide.<\/p>\n

Chalet, duplex or villa at Blue Blue?<\/h2>\n

The chalet is the most common listing (22 of the 26 listings on the first page). It suits a family summer home with two or three bedrooms at a reasonable price. A duplex gives you two floors and about 153 sqm for EGP 11.3 million in the available listing, an average of about EGP 74,000 per meter by our calculation. The villa sits at the top of the range in both price and size, from 178 to 273 sqm with three to five bedrooms. The most expensive is the villa with a private pool, at about EGP 36 million. Choose the type based on how long you will use the unit: someone who spends a few weeks in summer rarely needs more than a chalet with a garden.<\/p>\n
