The Island Marina 5 North Coast is an under-construction village by Housing and Development Company (HDP) inside Marina 5, where the Mediterranean meets Alamein Lake. It offers apartments, chalets and studios in a marina and lagoon design. It draws attention as one of the few new projects inside Marina Alamein with a long payment plan: a 5% down payment, installments over up to 10 years, and an announced delivery in December 2028.<\/p>\n

This page sets out the location, the size, the prices and the four payment plans. It also flags the difference between The Island and the neighboring Blue Stays phase, so you do not buy a unit other than the one you meant.<\/p>\n

The Island Marina 5 location<\/h2>\n

The village is in Marina 5 on the Ministers’ Tongue (the master plan calls it Island 22) on the North Coast. Marina 5 sits at around kilometer 100 of the Alexandria-Matrouh Road, as our Marina 5 page shows. It is close to the Dabaa Road, the International Coastal Road and Alamein. It is about 54 km from Alamein International Airport, 89 km from Borg El Arab Airport, 107 km from Alexandria and 184 km from Marsa Matrouh. We put the trip from Cairo at about two and a half hours via the Foka Road.<\/p>\n

Sizes and unit types at The Island<\/h2>\n

The project covers roughly 18 feddans (77,000 sqm), of which 20% is buildings and 80% green areas and water. The village offers fully finished apartments, chalets and studios. We list one-bedroom units of 56 to 70 sqm and two-bedroom units of 84 to 110 sqm, and listings add furnished hotel units of 36 and 54 sqm.<\/p>\n

The Island Marina 5 prices<\/h2>\n

Prices at The Island start from EGP 13 million at the published launch price. The project page gives two more precise figures: EGP 12.96 million in the introduction and EGP 13.08 million in the FAQ. A 63 sqm one-bedroom chalet is available at about EGP 13.5 million and a 90 sqm two-bedroom chalet at about EGP 20.7 million, fully finished. A furnished 36 sqm hotel unit is EGP 8.5 million and a 54 sqm unit is EGP 13.9 million. Prices vary by phase. The nearby Blue Stays phase starts from EGP 7.9 million. Dividing price by area gives about EGP 215,000 to 230,000 per meter for the one- and two-bedroom chalets. That is our own calculation for comparing the market, as of the October 2026 update.<\/p>\n

The Island payment plans and delivery<\/h2>\n

We list four plans: a 5% down payment with installments over 5, 8 or 10 years, a 15% down payment with installments over 4 years, and a plan with a 5% down payment followed by another 5% after three months. Delivery is in December 2028, with construction having started in June 2025. In some cases it comes up to 3.5 years from contracting, and two and a half years for a finished unit. We therefore treat the date as a range between 2028 and 2029 until your contract fixes it. Before you pay the down payment, ask about maintenance fees and refund terms.<\/p>\n

The developer: Housing and Development Company HDP<\/h2>\n

The project is developed by Housing and Development Company (HDP). Some data lists it as a subsidiary of Housing and Development Bank. The Blue Stays phase is also part of the same island. We advise you not to sign until the developer’s name appears clearly in the contract.<\/p>\n

Services and beach at The Island<\/h2>\n

The project has a private sandy beach, two waterfronts and a yacht marina about 700 meters long. It has ten swimming pools, including infinity pools and a wave pool, plus padel courts, beach volleyball, football, tennis and basketball courts, and yoga areas. It also offers an open-air cinema, an aqua park, a beach clubhouse, a health club, a rooftop gym, a commercial promenade, a boutique hotel, cycling and jogging tracks, and restaurants and cafes with sea views.<\/p>\n

What you actually pay at The Island<\/h2>\n

An illustrative example from our own calculation, at a price of EGP 13 million: a 5% down payment is EGP 650,000, leaving EGP 12.35 million spread over 10 years, or about EGP 103,000 per month if no interest is added. A 15% down payment is EGP 1.95 million, leaving EGP 11.05 million over 4 years, or about EGP 230,000 per month. These figures are approximate, to show you the difference between the two plans. The actual schedule is set by the developer’s contract and often includes annual or quarterly installments, so do not treat the calculation as a substitute for it.<\/p>\n

The Island and Blue Stays: how to tell them apart<\/h2>\n

We show the two projects as separate pages on the same island. The Island has delivery in December 2028 and starts at about EGP 13 million. Blue Stays has delivery in June 2030 and a lower starting price of EGP 7.9 million. Listings do not always tell them apart: many small hotel units (36 and 54 sqm) priced between EGP 8.5 and 13.9 million are attributed to “the island” without naming the phase. So always ask for the phase name, the building number, the unit plan and the reservation record signed by the developer, and do not rely on the name in the listing.<\/p>\n
