As of the October 2026 update, the resale units on offer start from about EGP 16.5 million, while the announced launch price was EGP 6.4 million. The launch plan was a 20% down payment with interest-free installments over up to 4 years, with delivery in Q4 2023.<\/p>\n<h2>About Layan compound<\/h2>\n<p>Layan stands out for facades inspired by French architecture and heat-reflective glass that lets in natural light. The vast majority of its land is given over to green and water areas. The project has roughly 1,200 to 1,267 units.<\/p>\n<p>Layan suits families who want a ground-level home with a garden and more privacy than an apartment, in a central location. It does not suit anyone looking for a small, low-priced unit, because the smallest area on offer is over 260 square metres. Current sales are also mostly through previous owners, which means negotiating the price and finishing directly with the owner.<\/p>\n<p>The name of the developing company differs by phase. The project is developed by Manazel Real Estate Development (the Egyptian arm of Kuwait&#8217;s Manazel Group), and it is also attributed to Landmark Sabbour. The most likely explanation is that Landmark Sabbour is the main developer, and that Manazel contracted with it to develop services zone no. 4 inside the compound for EGP 228.67 million.<\/p>\n<h2>Layan location in the Fifth Settlement<\/h2>\n<p>Layan is in the Fifth Settlement of <a href=\"https:\/\/westcapital-eg.com\/en\/cites\/new-cairo\/\">New Cairo<\/a>, on 90th Street within the Golden Square area. It is close to the American University in Cairo, Platinum Club and Country Park. Rental listings appear for a furnished townhouse at about EGP 130,000 a month. These are advertised figures and may differ from actual rents. Layan&#8217;s position between the Regional Ring Road and the Suez Road also shortens the trip to Madinaty, El Shorouk and the New Administrative Capital.<\/p>\n<h2>Sizes and unit types<\/h2>\n<p>Layan focuses on spacious ground-level units rather than apartments. The announced areas vary slightly by phase:<\/p>\n<ul>\n<li>Three-bedroom townhouse: 266 to 326 square metres in six types, A to F (A at 326 m\u00b2, B at 283, C at 309, D at 270, E at 297 and F at 266).<\/li>\n<li>Four-bedroom villa: about 375 m\u00b2 (Type A), and standalone villas from 376 m\u00b2.<\/li>\n<li>Twin house: 284 to 326 m\u00b2.<\/li>\n<li>Townhouse: 266 to 297 m\u00b2.<\/li>\n<\/ul>\n<p>Units are delivered semi-finished or fully finished, and the resale market may offer fully finished units at higher prices.<\/p>\n<h2>Layan prices in the Fifth Settlement<\/h2>\n<p>The original price announced at launch was EGP 6.4 million (EGP 6,414,000). That figure is old and does not reflect the current market now that the project is complete. The actual prices appear in the resale market as unconfirmed asking prices:<\/p>\n<ul>\n<li>A townhouse with a 312 m\u00b2 built-up area at about EGP 16.5 million.<\/li>\n<li>A fully finished 266 m\u00b2 unit at about EGP 19 million.<\/li>\n<li>A 265 m\u00b2 middle townhouse at about EGP 21.45 million.<\/li>\n<li>A 297 m\u00b2 corner townhouse on a 400 m\u00b2 plot at about EGP 22 million, semi-finished.<\/li>\n<\/ul>\n<p>These are individual listing prices and not developer prices. They change with the floor, the finishing and how close the unit is to the garden, and we review the available listings for you when you ask.<\/p>\n<h2>Payment plans and delivery date<\/h2>\n<p>The project&#8217;s original plan was a 20% down payment at contracting with the balance over 4 years, interest-free, plus an 8% maintenance deposit. A promotional offer is also available with a 15% discount, a 20% down payment and 4-year installments, though its full terms are not clear.<\/p>\n<p>Delivery was set for Q4 2023 (December 2023), and 2027 for later phases. For that reason we go through the status of the unit you are interested in and confirm whether it is ready to view or to move into. If installments remain on the unit, the developer&#8217;s approval may be needed to transfer the contract into your name, with an administrative fee.
