<\/p>\nJoulz October is an under-construction residential compound by Inertia Egypt Developments on 119 feddans on the Cairo-Alexandria Desert Road. It is released in phases, the latest being Phase 4, Joulz IV. Prices at Joulz start from EGP 9.88 million for the smallest apartments, while Phase 4 starts from about EGP 13.5 million, with a 5% down payment, installments over up to 9 years and delivery in December 2029 for Phase 4, as of the October 2026 update.<\/p>\n
Joulz is known for a low building ratio of no more than 20% of the land, so about 80% of the project is green space, lakes and services. It is sometimes marketed as being in Sheikh Zayed because it sits on the western side of the Alexandria Desert Road at about kilometer 21, but it is registered within 6th of October.<\/p>\n
The project has at least four phases. The Peak Joulz is the phase currently on offer with delivery in 2030, while we show Phase 4 delivering in December 2029, with construction having started in December 2025. Dates differ by phase, so checking the date for the phase you plan to book in is an essential step.<\/p>\n
For those who prefer something closer to ready, there are units in the resale market inside the project, around 190 of them. The site benefits from being near major service areas, and its position on a main road gives quick access to Cairo and Giza without passing through the busy city centers. The project includes apartments, townhouses and villas in a range of sizes, and sizes differ by phase. For Phase 4:<\/p>\n
Earlier phases offer apartments of 111, 120, 160 and 240 sqm, garden apartments of 184 sqm and up, standalone villas of 400 to 700 sqm, twin-house villas of 292 to 364 sqm and townhouses of 252 to 353 sqm. We advise viewing the floor plan of each model and deciding the number of rooms and the view you want before choosing a unit, because different phases mean different designs and views.<\/p>\n
Prices at Joulz start from EGP 9.88 million for a 111 sqm apartment, one of the lowest announced prices for the project. A 239 sqm hotel apartment reaches EGP 11.95 million. Phase 4 prices start from EGP 13.5 million in the description text and EGP 14 million in the unit list, with figures ranging between EGP 13.8 and 14.4 million.<\/p>\n
Villas start from about EGP 31 million and reach EGP 31.95 million in the text for Phase 4. Some units are sold used at lower prices, with resale units starting from EGP 6.4 million. We recommend not comparing different phases without checking the price per meter, the unit size and the delivery phase.<\/p>\n
We show the lowest monthly installment at EGP 92,600 for a 111 sqm apartment and EGP 112,000 for the 239 sqm hotel apartment, with no interest on the installments. These are guide figures that change with the down payment, the installment period and the booking date.<\/p>\n
A plan with a 5% down payment and 9-year installments is available for Phase 4. Other plans include a 10% down payment with 7-year installments, or 8 years with an extra 10% payment after three months, and a 5% down payment is also available. A 10% down payment with interest-free installments over up to 8 years is available too.<\/p>\n
A preliminary reservation can be made with a refundable deposit starting from EGP 100,000 for apartments and EGP 150,000 for villas in Phase 4. Because terms differ from phase to phase and from campaign to campaign, we get you the updated plan before you sign.<\/p>\n
