By comparison, the rough per-metre price (about EGP 90,000) sits within the range of mid-to-high-priced projects in east Cairo. It is therefore better to compare it with the actual per-metre price of each unit once you fix the area, floor and finishing, and not only the total price.<\/p>\n
We recommend getting the official price list from the developer at the time of booking, because the differences between types and phases are large.<\/p>\n
Payment plans and delivery date<\/h2>\n
We show two plans: a 5% down payment with installments over 10 years, or a 5% down payment over 12 years. Other plans are available with a 5% down payment over 8 years or a 10% down payment over 9 years with a EGP 50,000 reservation deposit, and the N Line phase plans offer a 5% down payment over 7 years or 10% over 8 years.<\/p>\n
Delivery is in 2027. A date of December 2024 has also appeared with a ready status, which looks outdated because completion is scheduled within four years of contracting. We therefore recommend checking the delivery schedule written in the contract and the construction progress on site before accepting any date. We also advise asking the developer about maintenance charges and their deposit, and about garage and club fees if any, because these are usually counted outside the price advertised in the current offers.<\/p>\n
