Bella Vista New Alamein is a coastal residential resort by El Tawfikia<\/a> at Km 111 of the Alexandria-Matrouh Road inside New Alamein City. It has been under construction since 11 October 2026. Prices at Bella Vista start from EGP 4.2 million with a 5% down payment and installments over up to 10 years, delivery is in December 2029, and building density does not exceed 20% of the land.<\/p>\n

Bella Vista Location and Km 111<\/h2>\n

The project is at Km 111 of the Alexandria-Matrouh Road in New Alamein City on the North Coast. It is a year-round residence close to the New Alamein Corniche, the city centre and the North Coast strip, with Alamein International Airport a short drive away. Alexandria is about 111 km away.<\/p>\n

A location inside New Alamein City means closeness to services, government buildings and the city’s new tourism axis, but it differs from beach villages that sit directly on the sea. No seafront length has been announced for the project, so ask about the actual distance to the beach and how to get there.<\/p>\n

All listed units have one bathroom, and ownership is freehold. No villas or townhouses are offered, so the project is aimed at someone who wants a small to medium unit for summer or permanent use. The “chalet” label here means a two-bedroom apartment in a low-rise building, not a unit with its own garden. The naming of types A to E only reflects differences in size in the announced prices, so ask for the floor plans to see where each type sits relative to the lakes and pools.<\/p>\n

Because the total number of units is not published, it is hard to estimate how crowded the facilities will be in summer, which is an important question for anyone buying for personal use.<\/p>\n

Bella Vista Prices<\/h2>\n

Prices at Bella Vista start from EGP 4.2 million for apartments, and the project’s FAQs give a starting price of EGP 4,189,000, which is roughly the same figure once rounded. Penthouses start from EGP 6.4 million. Prices remain subject to change with each launch batch, so do not rely on an old figure before sales confirm it.<\/p>\n

As a simple comparison, a 71 sqm apartment at EGP 4.2 million works out to a price per sqm of about EGP 59,000. That is our own approximate calculation for comparing with neighbouring projects, not an announced price per sqm.<\/p>\n

That is, a 5% down payment comes with 7 years of installments, and the longest installment period, up to 10 years, comes with a 20% down payment. Delivery is in December 2029 (completion expected on 31 December 2029), and construction began on 11 October 2026.<\/p>\n

A rough example for illustration only: at EGP 4.2 million with a 5% down payment (about EGP 210,000), EGP 3.99 million remains. Spread over 7 years (84 months), the monthly installment is about EGP 47,500 with no interest or annual payments. Ask for the written schedule, because maintenance and handover payments may be added.<\/p>\n
