Prices at Locanda start from EGP 22 million as the launch price for a one-bedroom apartment (as of October 2026), with a 5% down payment at launch and areas from 62 to 128 m\u00b2.<\/p>\n<h2>About Locanda Serviced Residences<\/h2>\n<p>Emaar Misr describes Locanda as an international experience coming from Dubai to Cairo: serviced apartments that combine the warmth and privacy of a home with hotel facilities, and operated entirely by Locanda for the unit owner. This model lets you use the apartment personally or benefit from letting it without managing the details yourself. The official pages publish no guaranteed return, though, so do not base your decision on a figure the developer does not announce.<\/p>\n<p>Note that the name can cause confusion. Locanda in Cairo Gate, Sheikh Zayed, is serviced apartments from 62 to 128 m\u00b2. Emaar also offers a different project called Locanda Serviced Residences inside Sol on the North Coast, with areas from 88 to 393 m\u00b2, and it is unrelated to this project. The official Cairo Gate page describes the community&#8217;s global hospitality as the Locanda hotel and the serviced apartments, which means the apartments are tied to an existing hotel in the same community. That is what sets them apart from the residential apartments in Grand Residence. From the official pages and the offers available:<\/p>\n<ul>\n<li>Two main entrances lead directly to the apartments.<\/li>\n<li>Sphinx Airport and the Grand Egyptian Museum are about 20 minutes from Cairo Gate, as Emaar states.<\/li>\n<li>The Ring Road is close, and Mall of Arabia is a short drive away.<\/li>\n<li>Juhayna Square and the commercial axes of Sheikh Zayed, with links to October and New Cairo via the major axes.<\/li>\n<\/ul>\n<p>The Town Square area brings restaurants, shopping and boutique offices into the community, so daily services are close to the building.<\/p>\n<h2>Sizes and unit types<\/h2>\n<p>On the Locanda page Emaar states areas from 62 to 128 m\u00b2 for the serviced apartment units, while we list larger figures for the unit models:<\/p>\n<ul>\n<li>One bedroom: 85 to 105 m\u00b2.<\/li>\n<li>Two bedrooms: 135 to 162 m\u00b2 (models of 135, 146, 155 and 162 m\u00b2).<\/li>\n<li>Three bedrooms: 182 to 211 m\u00b2 (models of 182, 188, 196, 205 and 211 m\u00b2).<\/li>\n<\/ul>\n<p>There is a conflict between the areas that stop at 128 m\u00b2 and the models of up to 211 m\u00b2, which may come from different launch phases. We therefore do not commit to a particular area until we have the unit plan from sales. Ownership is freehold.<\/p>\n<h2>Locanda prices and payment plans<\/h2>\n<p>Prices at Locanda start from EGP 22 million as the launch price (October 2026). This price is given for a one-bedroom unit only, and the page shows no prices for the two-bedroom and three-bedroom units. Dividing the price by 95 to 105 m\u00b2 gives about EGP 210,000 to EGP 232,000 per metre, a calculation of ours that applies to this model.<\/p>\n<p>The announced plan is a 5% down payment at launch. The page does not state the installment period or the delivery date, and Emaar does not publish separate delivery dates for the project on its page. Since Emaar began delivering Cairo Gate units last February, ask for the Locanda schedule specifically and request written confirmation before you book.<\/p>\n<p>Before buying, you need to understand the service model: who manages the unit, what share of revenue returns to the owner if you choose to let it, what the operating and service fees are, and what limits apply to your personal use. These items determine your actual return more than the price per metre does.<\/p>\n<h2>Is a serviced apartment right for you<\/h2>\n<p>Emaar says the unit can be enjoyed whenever you like and used as an investment asset without effort, because Locanda manages it entirely. That suits three groups: those who want a home with hotel service and no day-to-day maintenance burden, those who have a main residence and want a second unit near the coast and Cairo, and those who prefer an asset whose details are managed professionally. It does not suit anyone looking for the lowest price per metre or a large unit with a garden, as areas here are relatively limited and launch prices are higher than for typical residential apartments.<\/p>\n<p>A serviced apartment differs from an ordinary residential apartment in three practical ways. You pay higher service and operating fees, your use and letting are subject to the operator&#8217;s policy, and resale value depends on the quality of the operation and the occupancy rate more than on location alone. Because the official pages publish no returns, ask for actual occupancy data from units operating in similar projects, and work out your return on a conservative assumption, not on the best marketing scenario.<\/p>\n<p>It is worth asking: is the unit delivered furnished, or fitted out to the operator&#8217;s design? How long is the management contract and can it be ended? How is revenue split between the owner and the operator?
