Wadi Yemm Ras El Hekma is the first of 17 districts launched by UAE-based Modon Holding<\/a> in the city of Ras El Hekma on the Mediterranean. It has been under construction since 24 September 2026. Prices at Wadi Yemm start from EGP 16 million and from EGP 20.3 million, with a 5% down payment and installments over up to 8 years under the Modon Ras El Hekma plans. Delivery is in July 2029 (Q3 2029).<\/p>\n

Location of Wadi Yemm and kilometre marker<\/h2>\n

The district sits on the Mediterranean coast at Ras El Hekma in Matrouh Governorate, on the international coastal road near the new Fouka road, Sidi Abdel Rahman and New Alamein. No specific kilometre marker is published for the district because it is part of a whole city. Travel times are 30 minutes to Sidi Abdel Rahman, 45 minutes to Marsa Matrouh, about 2 hours to Alexandria and about 3 hours to Cairo. Alexandria is nearly 200 km from the site and Cairo about 350 km. Parts of the waterfront rise 20 to 30 metres above sea level, which means open sea views.<\/p>\n

Units have private terraces, a sea or pool view and the option of a smart home system, and ownership is freehold. An alliance of Innovo and Redcon is carrying out works in the district worth EGP 12 billion.<\/p>\n

Wadi Yemm prices<\/h2>\n

Prices at Wadi Yemm start from EGP 16 million as a launch price, and the starting price is EGP 20.3 million for Phase 01. The gap comes from differences in unit type and the date of the update. At the July 2025 launch, one-bedroom apartments started from about EGP 15.9 million and golf villas ranged from EGP 162.6 to 324 million. Prices change with each release, so do not rely on an old figure before sales confirm it.<\/p>\n
