Montage Ras El Hekma is a collection of 96 villas carrying the luxury Montage hotel brand inside the Wadi Yemm district of Ras El Hekma city. UAE-based Modon Holding<\/a> announced it with Montage Hotels & Resorts in May 2026, and it has been under construction since 12 October 2026. Prices at Montage Ras El Hekma start from EGP 116 million, with a 5% down payment and installments over up to 8 years. Delivery is in December 2030 (Q4 2030).<\/p>\n

The villas are in Wadi Yemm, the first of the 17 districts planned for Ras El Hekma, on the Mediterranean coast in Matrouh Governorate. There is no specific kilometre marker because the project is inside a whole city, but it takes about 30 minutes to reach Sidi Abdel Rahman, 45 minutes to Marsa Matrouh, about 2 hours to Alexandria and about 3 hours to Cairo. The district itself includes the Ras El Hekma lighthouse and an open-air theatre for 10,000 visitors, and it faces a waterfront that rises 20 to 30 metres above sea level in parts, giving the villas open views.<\/p>\n

Villas range from three to six bedrooms, while each of these models has four bedrooms, so ask for the written layout of the model you choose. The villas are split between Mediterranean views and golf course views, and ownership is freehold. The images on this page are from Wadi Yemm district designs in general and are not necessarily of the Montage models themselves.<\/p>\n

Montage Ras El Hekma prices<\/h2>\n

Prices at Montage Ras El Hekma start from EGP 116 million as a launch price, while the FAQ mentions EGP 115.5 million, a small gap that reflects price updates. Dividing the price by the smallest size (561 sqm) gives roughly EGP 207,000 per metre, which is our own approximate calculation and not an announced figure. Montage Residences fall under the tenth phase, listed as coming soon with delivery in 2030 and no published price. This tier is above most North Coast villages, aimed at buyers looking for a villa with an international hotel brand.<\/p>\n
