The project’s size in feddans has not been announced, but the site is split roughly 23% buildings, 60% green space and 17% hard surfaces (roads and walkways). The master plan features up to 10 artificial lakes, a Private Beach Area, a social club and a 5-star hotel within the development.<\/p>\n
The project is listed as a single building in its main data, while the descriptions point to multiple residential buildings. That is a common contradiction on new-project pages, so we recommend asking the company for the master plan.<\/p>\n

The project is in Golden Square in the Fifth Settlement, New Cairo, an area with a number of modern compounds near the Mohamed Bin Zayed Axis and the Middle Ring Road. The published pages do not give exact distances in kilometers to the main landmarks, so we advise viewing the site and comparing travel time to the New Administrative Capital, the American University and Cairo Airport in person before deciding.<\/p>\n

Facilities include dedicated car parking and underground mechanical parking.<\/p>\n We show prices as a range, not an official quote:<\/p>\n The down payment is 5% at launch with installments over up to 8 years, with quarterly payments. Delivery is in the second quarter of 2029 (1 June 2029), while the investment section of the same page mentions the fourth quarter of 2028. These figures are indicative and not an official quote, so ask for the official written price list and the delivery date in the contract.<\/p>\n You can estimate the size of the investment from the average price per sqm of about EGP 61,900 (a range of EGP 57,200 to 66,100 per sqm). By rough calculation, a 180 sqm apartment comes close to EGP 11 million, and a 218 sqm apartment close to EGP 13.5 million. Its announced work includes Regents Park Compound in the Fifth Settlement, reported at a cost of EGP 1.4 billion, and the company presented Regent’s Square at Cityscape in September 2025. We do not find an independent documented list of all its projects, so we recommend visiting its delivered projects before contracting.<\/p>\n The project suits someone looking for a relatively spacious apartment (from 106 sqm upward) in the Fifth Settlement with a resort concept of lakes, a beach area and a hotel, and who can wait until mid-2029 in return for a 5% down payment and installments over 8 years. Someone who needs near-term handover or a small apartment at a low price will be better served by smaller or ready options.
