<\/p>\nVinci Street Mall New Capital is a commercial, administrative and medical mall developed by Misr Italia inside the Vinci compound in the Seventh District (R7) near the Diplomatic District. It is under construction as of the October 2026 update. Vinci Street prices start from EGP 6.4 million on the latest published list, with a 10% down payment and installments up to 8 years. Plans with no down payment and cash discounts of up to 35% are also available.<\/p>\n
The mall is laid out as an open commercial street with glass facades and outdoor terraces. It has five buildings: four commercial and one standalone building for a children’s nursery (B5). The number of floors ranges from ground and first only to three floors with a second floor added for offices and clinics, so we advise settling the floor count from the approved drawings.<\/p>\n
The unit lists show 72 units in the first and second buildings only (16 on the ground floor of building one, 25 on its first floor, 17 on the ground floor of building two and 14 on its first floor), with no announced unit count for the third and fourth buildings.<\/p>\n

The mall is inside the Vinci compound in the Seventh District (R7) on the Central Axis, near the Green River, the South Mohamed bin Zayed Axis and the Diplomatic District, and minutes from the capital’s airport. Two shorter plans are also available: no down payment over 4 years, and a 5% down payment with a 10% payment after 3 months and installments up to 5 years. A maintenance deposit of 10% of the unit’s original price is added and paid with the contracting payment.<\/p>\n No single delivery date for the mall is published. An early promise appeared on an old page and was never confirmed, so ask for an updated written schedule before you reserve.<\/p>\n The developer is Misr Italia Properties<\/a>, founded in 1981 by Eng. Hani El Assal. It has projects in New Cairo, the New Administrative Capital and the North Coast, including the Vinci compound and the Al Bosco City compound. In return, these malls need enough population density around them before traffic settles, so the success of Vinci Street depends on how quickly the Vinci compound and the neighboring projects in the Seventh District are populated. We advise asking the developer about the planned mix of activities among restaurants, shops and clinics, since the balance between them determines daily traffic in the street.<\/p>\n The mall suits restaurant and cafe owners looking for an open frontage with an outdoor terrace, pharmacies and clinics serving residents of the Vinci compound and the neighboring district, and an investor who prefers a developer with a long record in the market. A buyer needs to study the expected visitor traffic once the compound is populated.<\/p>\n Compare the announced starting price with the lowest price of a unit actually available, and check the number of floors and the terrace area, including whether it is counted in the priced area. Ask which plan gives the biggest discount, since discounts range from 8% to 35%, and note that step-up installments raise the payments in the final years.
