Selena 1 prices start from EGP 15.75 million (latest update October 2026), with a 5% down payment, installments over up to 8 years and delivery within a year and a half of contract.<\/p>\n<h2>About Selena 1<\/h2>\n<p>Selena is a luxury green compound in a European style, with open living around lakes and walking paths, developed by Landmark Sabbour, founded in 2007. Around it are Mall of Egypt, Mall of Arabia, Nile University and October University, and it is reached from the Cairo-Alexandria Desert Road and the Dahshur Link. The pages do not publish numeric travel times, so we do not quote specific minutes.<\/p>\n<p>One ad described Selena as being in 6th of October City, within an ad for another project. That is a clear misclassification, so rely on the fact that the compound is in New Sheikh Zayed.<\/p>\n<h2>Unit sizes and types<\/h2>\n<p>We list the following units:<\/p>\n<ul>\n<li>Twin houses of 345, 355 and 360 sqm, each with five bedrooms and four bathrooms.<\/li>\n<li>Twin houses starting from 302 sqm, as the project description says.<\/li>\n<li>Twin villas of 258 to 288 sqm, as another description on the page says.<\/li>\n<li>Penthouses and duplexes with private gardens.<\/li>\n<\/ul>\n<p>The page contradicts itself on standalone villas: one section says the compound includes standalone villas and a later section says it does not. We therefore treat the twin house as the confirmed core model and ask sales about any other models. The gap between the 258 to 288 sqm and 302 to 360 sqm ranges means the compound has more than one model or more than one data source.<\/p>\n<h2>Selena 1 prices<\/h2>\n<p>Selena 1 prices start from EGP 15.75 million, with an average price per sqm of about EGP 50,000. At that average, a 345 sqm twin house comes to about EGP 17 million, which is our own calculation and agrees with the sales section.<\/p>\n<p>The page hides individual unit prices behind a &#8220;Know the price&#8221; button, and states that the average per sqm is about EGP 51,000 lower than the reference average for the area, a marketing comparison that does not reflect your unit&#8217;s price. Ask for the updated price table with the unit number and area.<\/p>\n<h2>Payment plans<\/h2>\n<p>We list two interest-free plans:<\/p>\n<ul>\n<li>A 5% down payment and installments over up to 8 years, in equal installments.<\/li>\n<li>A 20% down payment and installments over up to 6 years, in equal installments.<\/li>\n<\/ul>\n<p>The default calculator is set to a 10% down payment and 8-year installments, and a pop-up shows an offer of a 15% discount, a 20% down payment and 4-year installments that is not clearly tied to the project. Delivery is within a year and a half of contract as described, a short period that calls for a question about the current construction progress and the phases actually delivered.<\/p>\n<p>To estimate the effect of choosing a plan, assume a unit priced at EGP 17.25 million, as in the sales section. On the 5% plan the down payment is about EGP 862,000 and EGP 16.4 million remains to be paid over 96 months, an installment of roughly EGP 171,000 a month. On the 20% plan the down payment is about EGP 3.45 million and EGP 13.8 million remains over 72 months, an installment of roughly EGP 192,000.
