Prices at Being West start from EGP 2.5 million for the smallest one-bedroom apartment (as of the last update in October 2026), with a 5% down payment and installments over up to 9 years. Delivery is in 2029, and the project covers 150 feddans.<\/p>\n<h2>About Being West<\/h2>\n<p>The project presents itself as a community that brings together living, work and services in one place, with green spaces, lakes and services designed for residents and companies. Landmark Sabbour is building its administrative part, called Mindset, in partnership with LA7. That part has its own page: <a href=\"https:\/\/westcapital-eg.com\/en\/projects\/mindset-mall-new-zayed\/\">Mindset Mall New Zayed<\/a>.<\/p>\n<p>The total area is about 150 feddans, of which 30 feddans are the administrative zone. A comparison table in some listings shows a different developer name, an area of about 21 feddans and a 10% down payment. The data gives the following travel times:<\/p>\n<ul>\n<li>26th of July Corridor: about 5 minutes.<\/li>\n<li>Cairo-Alexandria Desert Road: about 15 minutes.<\/li>\n<li>Downtown Sheikh Zayed: about 25 minutes.<\/li>\n<li>Grand Egyptian Museum: about 30 minutes.<\/li>\n<li>Sphinx Airport: 5 minutes in one place and 30 minutes in another place on the same page.<\/li>\n<\/ul>\n<p>The time to the airport varies by route, so try the route yourself.<\/p>\n<h2>Unit sizes and types<\/h2>\n<p>The project&#8217;s units are as follows:<\/p>\n<ul>\n<li>One-bedroom apartment of 61 sqm.<\/li>\n<li>Two-bedroom apartment of 82 or 92 sqm.<\/li>\n<li>Three-bedroom apartment of 113 sqm.<\/li>\n<li>Terrace offices from 82 to 135 sqm.<\/li>\n<li>Town Officevilla from 551 to 560 sqm.<\/li>\n<li>Twin Officevilla up to 1,110 sqm.<\/li>\n<\/ul>\n<p>This list shows that the project is not a purely residential compound but a mix that suits an investor looking for an office or a small apartment, and that the large units are closer to corporate headquarters. Some listings give terrace sizes of 98, 102 and 135 sqm.<\/p>\n<h2>Being West prices<\/h2>\n<p>Prices at Being West start from EGP 2.5 million for the smallest one-bedroom apartment, from EGP 3.5 million for a two-bedroom apartment (82 sqm), from EGP 3.9 million for a larger two-bedroom apartment (92 sqm), and from EGP 4.7 million for a three-bedroom apartment (113 sqm). Terrace offices start from around EGP 110,000 per meter, and office villas between EGP 115,000 and 121,000 per meter.<\/p>\n<p>Other listings quote a starting price of EGP 9.5 million and say the price is not fixed at the moment because of market conditions, directing buyers to WhatsApp for the latest price, which means the figures above may change. An administrative building is also advertised at EGP 73.9 million, which is the price of one specific unit and does not represent the project.<\/p>\n<p>Dividing the announced prices by the sizes shows residential apartments priced at around EGP 41,000 to 43,000 per meter (EGP 2.5 million for 61 sqm and EGP 4.7 million for 113 sqm), while offices and office villas run between EGP 110,000 and 121,000 per meter, more than double. This is our own calculation and not an announced figure. It means that investing in administrative units depends on the area actually filling up and the project actually operating, which is not guaranteed in a project that has not yet been delivered.<\/p>\n<h2>Payment plans<\/h2>\n<p>A 5% down payment with equal installments over up to 9 years, with no interest or extra charges, and a 5% discount for cash payment. Examples given: a down payment of EGP 125,000 for a 61 sqm apartment, EGP 175,000 for an 82 sqm apartment, EGP 195,000 for a 92 sqm apartment and EGP 235,000 for a 113 sqm apartment, with lowest monthly installments of about EGP 22,000, EGP 30,800, EGP 34,300 and EGP 41,300 respectively. Anyone who needs a ready home soon will not be served, because delivery is in 2029.
