<\/p>\nBliss Gate Sheikh Zayed is a residential community by Torec Real Estate Development on the Riviera Axis. In December 2025 the company announced it was preparing to begin handing over the first phase soon, and the project is under construction. Prices at Bliss Gate start from EGP 5.5 million for a one-bedroom apartment (as of the last update in October 2026), with a 15% down payment and installments over up to 7 years. The project covers 25 feddans.<\/p>\n
The project has 27 buildings, each with a ground floor and five typical floors, with a building ratio of about 19% of the area and the rest given to gardens, water features and roads. More than two-thirds of the area is green space, including a crystal lagoon, and units are fully finished to super lux standard. The engineering consultant is Soho Studio, and the project has no villas.<\/p>\n
The land is owned by the New Urban Communities Authority and Torec develops and markets it, with the Authority’s engineering consultation and design unit as the general consultant. This helps secure the land and follow quality, but it does not replace reviewing the delivery terms in the contract.<\/p>\n

The compound is in Sheikh Zayed<\/a> on the Riviera Axis, a short distance from the Cairo-Alexandria Desert Road. Travel times are:<\/p>\n The surroundings include Media Production City, Mall of Arabia, Mall of Egypt, Remaya Square, Juhayna Square, the Wahat Road and the Dahshur Link. These times are estimates, so try the route at peak time before you decide.<\/p>\n Units at Bliss Gate are apartments and penthouses only, depending on the phase:<\/p>\n Units of 100, 120 and 150 sqm are listed with three, four and five bedrooms, which is a high bedroom count for these sizes and needs the unit plan to be checked. Ask for the plan of each unit before booking to verify its details.<\/p>\n Prices at Bliss Gate start from EGP 5.5 million for a one-bedroom apartment, and from EGP 12.9 million for a penthouse. An earlier 2024 price list had a 130 sqm apartment from EGP 8 million, a three-bedroom apartment from EGP 10.5 million, and a 220 sqm penthouse from EGP 13.5 million, on a seven-year plan, and warned that prices change.<\/p>\n The average price per meter is around EGP 62,000. At that average, a 130 sqm apartment comes to around EGP 8 million, which is consistent with the earlier list. That is our own calculation. Figures of EGP 3 million and EGP 5.5 million look like prices for smaller units or old resale ads.<\/p>\n The compound is for people who want an apartment or penthouse in low-rise buildings of ground plus five floors, not a standalone villa, at a lower price than villa compounds in Sheikh Zayed. Its advantage is that the land belongs to the New Urban Communities Authority, and that the company has announced the first phase handover is near rather than relying on launch promises alone.<\/p>\n On the other hand, you should ask about three things before contracting: which phase the building you will live in falls under in the delivery schedule, whether the unit has full finishing as described or a different finish, and who will manage the compound after handover and what maintenance fees you will pay each year. Visiting the first phase after handover shows the real quality of execution, because the comparison between models and reality is the true test of any developer, and early residents’ accounts reveal operating problems early.<\/p>\n The approved plan is a 15% down payment with installments over up to 7 years, interest-free. Shorter plans of three and five years are available at lower prices, along with a special cash price.<\/p>\n The delivery date varies by phase. An earlier 2024 listing said delivery would come within 18 months of contracting. On 24 December 2025, officials from the Authority and Torec inspected the project in preparation for handing over the first phase soon, with no date given. We therefore treat delivery as staged, and we ask Torec for a schedule by phase and building.<\/p>\n The developer is Torec Real Estate Development<\/a>, founded in 2015 as Al Taameer First Real Estate Development. The Authority owns about 67% of its shares after the 2021 restructuring, and its capital reached EGP 500 million in 2022. Its other projects include T Pearl New Zayed, T Square Mall Sheikh Zayed and T Residence New Alamein.
