El Shahawi Group is an Egyptian real estate developer working on two main coastal projects: Pali village on the North Coast and the Ein Hills project on the Galala plateau in Ain Sokhna. Hosny El Shahawi is the group’s deputy chairman and managing director.

El Shahawi Group Projects

On the North Coast the group builds Pali North Coast on 75 feddans facing the sea across the Alexandria – Marsa Matrouh road, with villas, chalets, townhouses, twin houses and penthouses. Ein Hills is a residential complex on 50 feddans among the slopes of the Galala plateau in Ain Sokhna, with about 500 units.

The Pali Plan

The Pali master plan shows residential buildings arranged in rows and curved clusters around central pools, separated by green belts, with a beach strip and a beach club on the side facing the coast. That layout means the project has more than one group of buildings, so ask where your unit sits relative to the central pool and the beach before you book, and ask for the phase plan in writing, attached to the contract.

Where the Group Works

The company’s projects are split between two different coasts: the North Coast on the Mediterranean and Ain Sokhna on the Gulf of Suez. That variety lets a buyer compare the character of each area before choosing, since the North Coast suits someone who goes there in summer only, while Ain Sokhna is closer to Cairo and suits repeat visits throughout the year.

• The name of the contracting company and the project in the contract, and that it matches what you visited.
• The current stage of construction in the building holding your unit and the written delivery date.
• The late-delivery penalty and the terms for assigning the unit.
• The payment schedule and the down payment, and whether the price includes finishing.
• Maintenance and service charges after handover and when they are collected.
• Visiting the site and inspecting what has actually been completed before paying.
• The differences between units in floor, view and closeness to the pools and facilities.
