Resale units in Sheikh Zayed compounds Resale units are listed by their owners inside established compounds, so you can see the unit and the community before you buy and usually move in sooner than with a new launch. We currently list six resale units in English in Sheikh Zayed: apartments in Zayed Dunes, The Address and Casa, a penthouse in Hadayek El Mohandesin, and villas in Meadows Park and Al Rabwa. Price levels of the resale units Apartments: about EGP 7.2 million for 146 sqm in Zayed Dunes and about EGP 7.7 million for 134 sqm in The Address. Penthouse: about EGP 6.7 million for 160 sqm in Hadayek El Mohandesin. Villas: about EGP 25 million for 327 sqm in Meadows Park and about EGP 26 million for a 400 sqm standalone villa in Al Rabwa. These are the owners’ asking prices when listed. Resale prices differ from a developer’s price list because they reflect the floor, finishing, location in the compound and the instalments already paid. What to check before buying a resale unit Ask for the developer’s statement of account showing what was paid and what remains, and whether the instalments transfer to your name. Confirm the type of ownership document: registered contract, preliminary contract or assignment, and review it before any payment. Find out whether the unit is delivered, how it is finished, and whether maintenance deposits or late fees are outstanding.
