Serac Developments is an Egyptian company owned by businessman Tarek Soliman, a well-known name in the gold and jewellery trade for about fifty years and the founder of brands such as Glamour, Richie, Elegant and Marly. The company entered the property market with residential and commercial projects in New Cairo, the New Administrative Capital and the North Coast, and it holds a land bank in several locations in Egypt, including Fifth Settlement, the New Administrative Capital, Shorouk and October.

The company’s most prominent coastal project is Stella Heights in Sidi Abdel Rahman at km 134 of the Alexandria – Marsa Matrouh road, on a total of 185 feddans divided into phases. One of its phases is Alura North Coast, the last phase of Stella Heights, covering 4 feddans with studios, chalets and serviced hotel apartments. The company also offers Shamasi at the same km 134, built on the last available plot in Sidi Abdel Rahman, around lagoons and green spaces that take up 86% of its area against only 14% for buildings.

In New Cairo the company opened the City Hall business complex with commercial and administrative units near I-Water and Garden 8, and it owns the Stella Walk shopping centre on the North Coast. Its work has brought together consultants and architects, among them engineer Hany Saad on the design of Alura.

Where Serac Works on the Coast

The company’s coastal projects are concentrated in Sidi Abdel Rahman, an area of neighbouring medium and large villages that lets a buyer compare several projects in a single visit. Alura and Shamasi both sit at km 134, so if you visit one the other is minutes away.

What to Check When Dealing with the Developer

• The phase name written in the contract: Alura is a phase inside Stella Heights and is sold under its own name, so the name must match what you visited.
• How much of the building holding your unit is complete, plus the written delivery date and the late-delivery penalty.
• The payment schedule and the down payment, and whether the price includes finishing.
• Land ownership, licences and maintenance charges after handover.
• Opening dates of the commercial and leisure facilities relative to your handover date.
