The phases of Marassi North Coast include about 23 residential clusters across more than 6.5 million square metres in Sidi Abdel Rahman, as stated by Emaar Misr. They range from the marina villages (Marina West, Marina Views and Marina Front) to villa villages such as Marassi Bay and Riva, the Greek Village, and apartment and chalet phases such as Lea, Skaia, Faya and Altea. The Marassi North Coast page on our site starts from EGP 15 million with a 15% down payment and 7 years of installments, and this guide explains the details as of October 2026.
Many people search for “marassi bay”, “north beach marassi” or “Marassi phases” without knowing that each village inside Marassi has a different name, character and price. We gather verified data here and give price ranges instead of a single figure that may not be accurate. Is there a phase called North Beach in Marassi?
There is no official phase called “North Beach”. It is most likely a general description of the northern beach or of phases facing the sea. The confirmed names are Marassi Bay, a set of beachfront villas launched in October 2018 and inspired by the French Riviera, along with One Beach and One Marina, which Marassi currently features. If you receive an offer under any other name, ask the seller for proof from Emaar before paying.

The main villages and phases inside Marassi explained
Marina villages: West, Views and Front
These are the liveliest parts of Marassi, next to the marina, restaurants, shops and hotels, and they suit anyone who wants a beach and an evening out without leaving the resort. Marina West units range from one to three bedrooms, and Marina Views is offered as apartments and penthouses with sea views. Being close to the activity also means more noise at peak times compared with the quieter villages.
Marassi Bay: beachfront villas
Marassi Bay is a limited set of villas launched in 2018 on a bay inspired by the French Riviera. It suits buyers who want privacy and a direct view, but its higher price and limited supply mean purchases there usually come through resale.
Greek Village
It stands out for white buildings with blue windows and stone-paved paths lined with flowers, and it suits buyers who prefer a different character from glass-fronted modern design. We show its starting price at about EGP 17.5 million.
Lea, Skaia, Faya, Riva and Altea
These villages are the newest and relatively cheaper offering. Faya has small chalets of 65 to 145 m² from about EGP 6.2 million. Lea, Skaia and Altea have mid-sized units priced between EGP 7.9 and 10.4 million in current offers, while Riva overlooks the golf course with villas of 216 to 340 m². Some of these phases are marked “coming soon”, meaning still being launched, so ask for the actual delivery date.

Prices and payment plans in Marassi 2026
Prices change with the phase and the unit. These are the main ranges as of October 2026:
- Our Marassi page: From EGP 15 million with a 15% down payment and installments up to 7 years.
- Developer and resale units: Developer units from about EGP 8.5 million and resale from about EGP 10 million, with 5% then 10% down and installments of 6 to 8 years.
- Average metre price: About EGP 169,000, across a very wide range of EGP 31,000 to 357,000 per metre depending on the phase.
- Villas: Some resale listings go past tens of millions. For example, a 395 m² villa is listed at EGP 65 million and a 533 m² one at EGP 180 million.
The takeaway is that “from EGP 15 million” is neither the end of the market nor its only starting point. You may find a cheaper unit in a new phase or with a lower down payment, and you may pay several times that for villas and hotel units. Always ask for a recent written price list before comparing, and check the difference between the developer’s price and the resale price, and what has actually been paid in installments.
How to read phase names in listings
Many listings confuse the phase name, the hotel name and the project name, so follow this rule: ask for the exact name of the residential village and the building or villa number, then ask for an account statement from Emaar. Vida Marina, for example, is the name of a hotel resort and hotel units, while Address is an Emaar Hospitality hotel brand, and One Marina and One Beach are recent residential launches. If the unit is a resale, make sure the phase name in the title deed matches the listing, because naming differences by phase are common, as the table shows.
Marassi advantages

- A large marina and a restaurant and shopping area on the waterfront.
- An 18-hole golf course, an academy and a club.
- Several hotels managed by Emaar Hospitality, with hospitality services for residents.

Marassi drawbacks: what to know before buying
These are less quality flaws than facts that affect your decision:
- Distance from Cairo: About 3 hours by car, a distance that suits holidays more than permanent living.
- Seasonal use: Crowds and activity in summer, deep quiet in winter, and the services open differ between the two seasons.
- Price level: Marassi is one of the most expensive destinations on the coast compared with villages such as Sansa or Saada.
- Different delivery dates: Some villages are delivered and some are under construction, so confirm the status of the phase you mean.
- Figures by phase: Area, hotel and phase figures differ between listings, so rely on official documents.
- Maintenance and service fees: Ask about them in writing before you sign, especially for units on the waterfront.
Tips before booking in Marassi
- Decide how you will use it first: short holidays, year-round living, or an investment in seasonal rentals.
- Compare the metre price, not the total price, because the gap between a 70 m² chalet and a 500 m² villa is large.
- Ask about the remaining payments, their dates and the handover payment before you work out the monthly installment.
- Ask Emaar or the seller for the state of the facilities in the phase, since some villages are still under construction.
- Visit the resort in two different seasons if you can, to judge the crowds and the services open.
Which phase suits you?
- For life on the marina: Marina West and Marina Views, accepting more noise.
- For privacy and a direct view: Marassi Bay and the beach villas.
- For a lower budget: Faya, Lea and Skaia, depending on availability.
- For golf lovers: Riva and Skaia near the course.
- For hotel investment: Address and Vida Marina units, watching the management fees.
