Location of Maesta and kilometre marker

Maesta is inside IL Monte Galala on the Galala Plateau in Ain Sokhna, about 120 km from Cairo and 55 km from Suez city on the Suez-Sokhna road. There is no specific kilometre marker for the phase because it is part of a larger resort, and IL Monte Galala on the Zafarana Road is about 11 km from Porto Sokhna. In practice the distance from Cairo is about an hour and a half.

Sizes and units

For Maesta we show 50 sqm studios (apartments) with one bathroom in two models (A and B), in a single building, with freehold ownership. The master plan section of the page also mentions chalets, twin houses and standalone villas, which conflicts with the unit list on offer, so ask sales which unit types are actually available in Maesta before booking. By our approximate calculation, a price of EGP 7.4 million for 50 sqm works out at about EGP 148,000 per metre.

Prices at Maesta start from EGP 7.4 million as a launch price (EGP 7.392 million in the FAQ section). It is the lowest starting price among the published IL Monte Galala phases, as Elva starts from EGP 7.7 million. Prices change with availability and release timing, and the page itself notes that prices and availability may change.

Payment plans and delivery

• A 5% down payment at launch.
• Installments over 10 years, as stated in the FAQ section of the page.
• Delivery in December 2029 (Q4 2029), and construction began on 15 October 2026.

An approximate example, for illustration only: at a price of EGP 7.4 million, a 5% down payment is about EGP 370,000, leaving about EGP 7.03 million. Spread over 10 years (120 months), the monthly installment would be about EGP 58,600, with no interest or annual payments. The wait is about 3 years between booking and delivery, so ask for guarantees on the timeline.

The developer: Tatweer Misr

Maesta is developed by Tatweer Misr, the developer of the IL Monte Galala resort and also of Fouka Bay on the North Coast. On 9 February 2026 the company announced a towers and marina expansion at IL Monte Galala with an estimated cost of EGP 50 billion. That means Maesta is on sale in a resort the company is expanding strongly, but the expansion is a separate project with a 7-year construction schedule, and it is not a guarantee for Maesta units.

Services and the beach

Maesta includes:

• Access to the beach inside the resort.

Maesta versus Elva in numbers

These are two neighbouring phases in IL Monte Galala with roughly the same financial terms (5% down and 10-year installments) but different specifications:

The comparison shows that the metre is pricier in Maesta because the unit is smaller and delivered a year earlier. If your goal is the largest area at the lowest price per metre, Elva fits better. If your goal is the earliest delivery and a small unit for holidays, Maesta is closer.

Maesta on the IL Monte Galala map

IL Monte Galala is a resort on 530 feddans with about 10,000 units and six hotels with more than 460 rooms, plus 200 hotel apartments. Maesta, at roughly 52 feddans, takes up about a tenth of that area. This means you are buying a unit in a small phase inside a large resort where facilities are spread out, so ask which facilities serve the phase directly, which are shared with the other phases, and whether usage fees are charged for the resort.

Steps before paying the down payment

• Ask for the current Maesta price list in writing, with its date.
• Confirm the type of ownership, the licences and the delivery date in the contract.
• Ask about annual maintenance and service fees and the rental terms.
• Compare with resales in delivered phases that you can actually view.

Across the whole resort there is a tourist promenade, a commercial area, restaurants and cafes, a sports club, courts, an elevated golf area, specialist medical centers, and gardens and artificial lakes with lit fountains, available to residents of the phases under the resort’s system. It has not been specified which of these facilities belong to Maesta alone, so it is best to ask for the facilities map and their opening dates, as facilities not yet built cannot be used at an early handover.

Who Maesta suits and what to check before booking

Maesta suits buyers looking for a small unit at a relatively low price in Tatweer Misr’s mountain resort, for holidays or for renting out, who accept waiting for delivery until the end of 2029. It does not suit anyone who needs a large family space, as the units on offer are 50 sqm. Check the unit type, the delivery date written in the contract, whether the unit is a hotel unit, and the rental and maintenance terms, and compare it with ready resale units in IL Monte Galala that may already be delivered.

Maesta for renting and investment

Neither we nor Tatweer Misr show a confirmed rental return for Maesta, and marketing figures about price appreciation are not a commitment. The more accurate approach is to work it out yourself: the average nightly rate in the summer season multiplied by the expected number of nights, then subtract maintenance, management fees and taxes. Because Ain Sokhna is largely a seasonal destination, estimate occupancy cautiously outside the summer, and ask sales whether an official hotel rental programme is available inside the resort.
