Boardwalk Compound in the New Administrative Capital (Boardwalk New Capital) is an integrated residential project by ATRIC Developments in the Seventh District, R7. It covers 45 feddans with a building ratio under 20% and is known for its car-free wooden boardwalk and a 550-meter retail strip. The project is in its final phase, with more than 95% of the work complete, and offers apartments, duplexes, townhouses and twin houses. This page covers the location, unit sizes, prices and payment plans, as updated in October 2026.
About Boardwalk Compound New Capital
Boardwalk is built around a main wooden promenade free of cars that runs through the project, with a retail strip measuring 550 by 75 meters and four residential zones named LYN, BLOOM, MOUNT and PLASH. The master plan was drawn up by the consultancy Cube. The developer describes it as one of the first eco-friendly compounds in the Capital, with facades that combine wood and metal, green terraces and solar power for the common areas.
The project has an estimated 1,500 units and investments of about EGP 4 billion. We confirm the final unit count with the developer. Because the project is close to completion, it suits buyers who want to see what they are buying on site instead of relying on drawings.

Boardwalk Compound New Capital Prices
Prices at Boardwalk start from EGP 6.9 million for a 111-square-meter two-bedroom apartment, and from about EGP 5.6 million for a 127-meter unit. Take care when comparing these figures with resale prices.
- Two-bedroom apartments: roughly EGP 6.9 to 8.9 million.
- Three-bedroom apartments: roughly EGP 8.4 to 11.2 million.
- Four-bedroom apartments: roughly EGP 10.2 to 12.5 million.
- Townhouses: starting from about EGP 28 million.
- Resale listings range between roughly EGP 7.9 and 8.9 million.
Some published figures also contradict each other by phase, such as the announced price per meter against the total price. We therefore rely on the developer’s current list when giving you the final price.
Payment Plans at Boardwalk Compound New Capital
Boardwalk offers four payment plans with a 10% down payment in the main plan, and installments of up to 10 years with graduated discounts:

- Plan 2: 10% down payment and installments over 9 years with a 5% discount.
- Plan 3: 10% down payment and installments over 8 years with a 10% discount.

The Developer
The project is developed by ATRIC Developments, the new name of Al Asriya Real Estate Development, which announced its change of name to ATRIC. Its other projects include Boho Sokhna in Ain Sokhna and the Devina Gardens project.
Boardwalk is its most prominent project in the New Administrative Capital. It is being built in phases, and the final phase has reached an advanced stage.
Services and Facilities
Boardwalk offers a wide range of announced services:
- A car-free wooden boardwalk and a 550-meter retail strip.
- An internal mall, restaurants, cafes and an administrative area.
- Several swimming pools, a gym and a clubhouse.
- Walking and jogging paths, gardens, artificial lakes and children’s play areas.
- Medical centers, clinics, pharmacies and nurseries.
- 24-hour security, cameras and electronic gates.
- An underground garage and a large mosque.
The project is an early example of eco-friendly compounds in the Capital, with solar power in the common areas.
Units differ between those the developer sells directly and those offered for resale, and the difference in price and required down payment is clear. The developer offers long installment plans, while resale usually demands a larger down payment. We therefore recommend confirming the unit’s details and spelling out any difference in the contract before any payment.
The master plan also separates pedestrians from cars in practice through the main boardwalk, giving residents a safe environment for children and older people and reducing noise inside the compound. This is why you should review the plan and check how close your unit is to the boardwalk or to the project entrances, depending on your lifestyle.
If you are thinking of investing, a high share of completed work lowers the risk of delay compared with new projects, and lets you judge build quality on site before you pay. We suggest visiting the site with one of our advisors to check the progress of works, the finishing specifications, and the state of the surrounding streets and services.
