Capital Gate Mall New Capital is an all-retail mall being built by Ibn Sina in the Seventh District (R7) of the New Administrative Capital. It has 110 retail units spread over two buildings joined by an elevated walkway. As of the October 2026 update, the project is under construction, based on the latest price update in August 2026. The site covers 5,000 square metres, about 2,500 of which are allocated to units and the rest to corridors and outdoor areas.

About Capital Gate Mall

The mall has two separate buildings (A and B) linked by a walkway on the first and second floors. Each has a ground floor and two upper floors above two basements for parking. The idea centres on small and mid-sized shops serving residents of the Seventh District and nearby projects, rather than on administrative offices or clinics, which sets it apart from many New Capital malls that mix several uses.

There are 25 shops and a pharmacy on the ground floor alone, with a roof covered in solar panels, a green seating area and a walking track.

In marketing, phrases like “strategic location” appear repeatedly in advertisements, but the figures that really matter are the area and the layout: 110 units on 5,000 square metres means a reasonable density, with parking for about 466 cars covering the needs of visitors and staff.

Location of Capital Gate Mall New Capital

Capital Gate Mall New Capital - Buildings A and B

The project is in the Seventh District (R7) in the heart of the New Administrative Capital, about 60 km from Cairo and about 30 minutes by car from Ain Sokhna. The mall serves residents of the neighbouring R7 compounds such as Armonia and Castle Landmark, as well as people working in the area.

Also see: Armonia New Capital and Capital Square Mall New Capital.

The mall mainly serves R7 residents who need pharmacies, bakeries, light restaurants and everyday services close by, which makes the ground floors best suited to daily-needs businesses. The upper floors suit small clinics or office services if the project’s regulations allow it.

Unit Sizes and Types

The project’s units are retail only (110 units), and unit areas start from 17 m² depending on the floor:

  • Ground floor: 23.6 to 68 m², including a 68 m² pharmacy.
  • First floor: 17.6 to 52 m².
  • Second floor: 17 to 52 m².

These small areas suit cafes, service shops and small brands, but they need to be reviewed with the developer to confirm whether units can be split or combined.

Capital Gate Mall Prices

Capital Gate Mall prices start from EGP 850 thousand for second-floor units, from EGP 910 thousand on the first floor and from EGP 2.25 million on the ground floor (as of October 2026). The same page also shows a higher opening figure of EGP 2.49 million that does not match the prices by floor, so we rely on the detailed figures and review them with you.

For comparison, a 22 m² unit with partial finishing appeared at EGP 2.87 million, which is about EGP 130 thousand per square metre. We therefore always compare developer prices with resale prices before any decision.

The gap between the second-floor price (EGP 850 thousand) and the ground floor (EGP 2.25 million) reflects the different value of frontage and foot traffic, so choose the floor by your business and not by the lowest price alone.

Payment Plans and Delivery

  • 15% down payment and installments over up to 9 years.
  • A 6-year plan with quarterly installments and no interest is available, so we confirm the approved term with you at booking.
  • Taking the unit after 3 years requires paying 55% of the price within that period.

Delivery is in 2027 per one unit listing, and there is no official date announced in the data we reviewed.

An illustrative calculation: if you buy a shop at EGP 2.25 million with a 15% down payment, the down payment is EGP 337.5 thousand and about EGP 1.91 million remains. Paid over 9 years in equal quarterly installments (36 installments), each installment is about EGP 53 thousand every three months. This is an estimate.

The Developer: Ibn Sina

Capital Gate Mall New Capital - project model

The project is built by Ibn Sina Real Estate Development, which listings describe as Ibn Sina Hotels and Tourist Villages, an Egyptian joint-stock company for construction and contracting. Because the legal name and company details differ slightly between phases, we advise asking for the allocation letter and the developer’s contract before paying, and we help you review them. The company has not announced further details of its previous projects in the capital, so we advise visiting the site and checking the progress of construction yourself.

Our advice for anyone thinking of investing: compare the expected return from a lower-priced second-floor shop with a more expensive ground-floor shop, and work out the expected letting period based on current activity in R7, since the area is still being populated.

Services and Amenities

  • Electric elevators carrying up to 16 people, and escalators.
  • Parking for about 466 cars plus 12 outdoor spaces.
  • Restrooms on every floor, including facilities for people with disabilities.
  • A small mosque and a 68 m² pharmacy.
  • Security staff and surveillance cameras inside and outside the mall.
  • Solar panels on the roof, green spaces, seating areas and a running track.

Capital Gate Strengths and Watch-Points

These are the main strengths and what deserves caution:

  • Strength: small areas that fit the budgets of small investors.
  • Strength: ample parking for about 466 cars.
  • Strength: a design of two linked buildings with solar panels on the roof.
  • Note: the project is under construction and no official delivery date is announced.
  • Note: the installment period varies (6 or 9 years).
  • Note: the developer’s name differs between pages.

What to Check Before Booking a Unit at Capital Gate

  • The company’s legal name, the landowner and the allocation letter.
  • The actual installment period (6 or 9 years) and the down payment percentage written in the contract.
  • The delivery date and late penalties, since no official date has been announced.
  • Whether small units (from 17 m²) can be combined or split before contracting.

Why Buy Capital Gate Mall with West Capital

Seventh District malls look alike in advertisements and differ in reality, so we help you make a decision based on numbers:

  • A comparison of the prices of the three floors and the actual price per square metre against what is offered in neighbouring malls.
  • Separating developer prices from resale prices so you do not pay an unjustified broker margin.
  • A review of the payment system (6 or 9 years) and the early handover condition in writing before contracting.
  • Follow-up on your booking and contract, with no extra fees for you.
