About Capstone compound

The project is known by two names, Capstone Sheikh Zayed and Capstone Cliff Residence, and they are the same project. The word “Cliff” comes from its position on the highest point in Sheikh Zayed, at about 220 meters above sea level, which gives open views over the city.

The plan includes about 600 residential units. Buildings cover a limited share of the land, and the rest goes to gardens, lakes, waterfalls and services, with internal streets at least 13 meters wide and building heights between 4 and 37 meters. This lower-density layout is what sets Capstone apart from larger projects with more units in the city.

The project offers units for different budgets, from a small fully finished studio to a detached villa. With that range packed into a relatively small site, prices differ widely from one type to another, so decide the unit type and size you want before asking for a price.

The compound is at the second entrance of Sheikh Zayed City, facing the thirteenth district and close to Saudi Market and the Ahly Club. Several main destinations surround it:

At launch the developer announced installments up to 7 years and handover about 3 years after contracting, with the announced handover date in mid-2021. As an illustration only, for a unit priced at EGP 10 million with a 10% down payment, the down payment is EGP 1 million and the remaining EGP 9 million is paid over 84 months, about EGP 107,000 a month with no interest. The actual schedule is set by the contract, or by the owner on resale.

Because the project was launched some years ago, many of the units available today may be delivered or owned by a resale seller. Ask to inspect the unit and confirm its finishing and that it has no outstanding arrears before signing.
