About the project

Etala is a compound built around three-bedroom apartments only, spread over 17 residential buildings and a commercial mall. The design is attributed to the office of Hussein Sabbour, which we have not been able to confirm independently.

The clearest advantage of the project is its closeness to ready services in October Gardens. It is opposite the Degla Gardens services complex and next to projects such as O West and Karma.

Etala is at Gate 3, Basin 1 in October Gardens, opposite Degla Gardens compound, close to Karma compound and facing the Degla Gardens services complex. Approximate travel times (October 2026):

• Zewail University: about 5 minutes.
• O West compound: about 5 minutes.
• Zamalek Club: about 10 minutes.
• Mall of Egypt: about 15 minutes.

Resale listings also place it close to the Wahat Road and Sheikh Zayed City (about 5 minutes) and the Middle Ring Road (about 10 minutes). These are rough figures, so it is best to test them yourself.

October Gardens is still a growing area, with services and axes being completed gradually. Some promises in marketing material are for the future and do not exist today. When you look at Etala, separate what is built on the ground now from what is announced, and ask when the roads and services next to the project itself will open, not the area in general.

The announced plan is a 10% down payment with installments over 7 years. It is the only plan announced. Because the units are large, the down payment is a high figure in absolute terms even at a small percentage, so calculate it on the actual price of your apartment before you reserve.

A simple illustration: on a unit priced at EGP 2,781,756 with a 10% down payment and 7-year installments, the down payment is about EGP 278,175 and the approximate monthly installment is about EGP 29,800, before maintenance payments or any annual payments the developer requires.
