Other figures also circulate, such as an 80,000 sq m landscape area, a clubhouse of 2,650 sq m and 96 buildings. These come from brokers and need confirmation.

The announced units are relatively large apartments. The smallest model is 109 sq m, which makes the total price higher than at projects built around studios and small apartments.

Seven Residence location

The project is in the extension of October Gardens, directly on the Ahmed Zewail Axis, opposite Zewail University of Science and Technology and Magdi Yacoub Heart Hospital, on Zewail Street in front of the university. It is near Gehina Square and October’s commercial centers, with easy access to the Ring Road and the Cairo-Alexandria Desert Road.

This location serves families connected to the university and the medical center and offers rental potential, but traffic on the axis at peak hours is worth testing before you decide.

October Gardens is still a growing area, with its services and axes being completed gradually. Some promises in advertising therefore concern the future and do not exist today. When considering Seven Residence, separate what is built on the ground now from what is announced for construction, and ask about the opening dates of the roads and services near the project itself, not the area in general.

The announced plan is a 10% down payment with installments over 10 years, and resale offers match it. That is a long term, suited to buyers who want a low monthly installment, but check whether there are handover payments or a maintenance deposit on top of the installments.
