- About the developer
La Courbe 6 October is a mixed-use residential compound on the Wahat Road, announced by Ezz Group in partnership with Dubai Development on 11 May 2026. On 29 July 2026, La Courbe Urban Development announced that phase one had sold out and phase two had launched. The project sits next to MSA University and the 26th of July Corridor, in the western extension of October on the Wahat Road rather than the narrowly defined northern expansions. We include it here because buyers looking at new October projects, the Wahat Road and the northern expansions compare it with them every day. This page covers what the developer has announced. The developer does not publish an official price list, and all data is as of the October 2026 update.
About La Courbe Compound
The project is presented as a residential community with semi-finished specifications and views over green spaces, split into two phases named BARON and MERRYLAND. The BARON phase has ground-floor apartments with gardens, luxury duplexes and one- to four-bedroom apartments with landscape views, while MERRYLAND has studios and a range of apartments and duplexes around a central swimming lake.
Phase one sold “in record time” and phase two launched (29 July 2026), with Vodafone Egypt as the project’s official telecom partner. The developer does not say which of the two phases is the first, so ask us before you reserve about the units available in each.
To choose between the two phases, going on the developer’s own description: BARON is the better fit for someone who wants a ground-floor apartment with a garden or a roomy duplex, and MERRYLAND is better for someone who wants a studio or a small apartment near the central lake, whether to live in or to rent out. This is our reading of what the developer has announced, not an official recommendation, and we go through the choice with you against your budget.
La Courbe Location
The compound is on the Wahat Road in 6th of October City, next to MSA University, the 26th of July Corridor, Wadi Degla Club, Carrefour and the Technological University, and close to Mall of Egypt, Arabia Mall, Dream Park, 6th of October University and Sphinx International Airport. That puts it closer to the southern and central parts of the city than to the northern expansions, and you can see the other projects on the 6th of October projects page.
Unit Sizes and Types
The project covers 37,000 sqm, about 8.8 feddans. The figures given for the area differ, so we advise fixing the area in the contract. The building ratio does not exceed 25%, with the rest given to green space and services, and the buildings are a ground floor plus five floors.
The published master plan shows 20 residential buildings: eight in BARON (B1 to B8) and twelve in MERRYLAND (M1 to M12), plus a commercial, medical and administrative mall called Roxy Square Mall and a block for the hotel and serviced apartments. The developer has not announced the total number of units, and phase one is understood to be eight buildings with a total of 192 apartments.
The announced unit types are studios, one- to four-bedroom apartments and duplexes, all semi-finished. The developer does not publish sizes. One-bedroom apartments run between 70 and 90 sqm, two-bedroom apartments between 110 and 140 sqm, and three-bedroom apartments between 150 and 190 sqm. Unit sizes start from 70 sqm. These are unofficial figures that must be matched against the drawings.
La Courbe Prices
The developer has not announced prices and says only “price on inquiry”. The closest indicative figures, from May 2026, put apartment prices starting from EGP 2.1 million for one bedroom, from EGP 3.3 million for two bedrooms, and from EGP 4.5 million for three bedrooms. Indicative estimates for the price per meter ran between EGP 30,000 and 38,000 in May 2026, with a 10% launch discount mentioned.
These are indicative numbers, not developer prices, and they may have changed after phase one sold out and phase two launched in July, so do not base a decision on them until we confirm the current price of the unit you want.
Payment Plans and Construction Period
The down payment is 10% with installments over up to 10 years, and the exact figure needs confirming. There is also a maintenance deposit of 8% of the unit price, an item that must be counted in your real cost.
The construction period is three and a half years from contracting, which means delivery around 2029 for anyone who contracts in 2026.
The Developer: La Courbe Urban Development and Ezz Group
The project is developed by a partnership between Ezz Group and Dubai Development, and is presented under the name La Courbe Urban Development. The company names tline Architecture as the architectural and interior designer, and Vodafone Home as the telecom partner. The contractor’s name and the company’s registered legal name have not been announced, and we ask the developer for both at reservation. Projects in the area you can compare include O West October and Aqmar 6 October.
Services and Facilities
The compound includes:
- A central swimming lake and rooftop gardens.
- Walking and cycling paths and a children’s play area.
- Smart gates, surveillance cameras, Wi-Fi internet and IPTV service.
- An electric vehicle charging station and a waste chute.
- A commercial, medical and administrative mall at the heart of the project.
What to Ask Before You Reserve in La Courbe
Because the project is new and demand for it shifts quickly, we recommend putting these questions to the developer or to us before you pay anything:
- Is the unit in BARON or MERRYLAND, in which building and on which floor, and which way does it face?
- What is the net area of the unit in meters per the executive drawing, not the gross area written in the advertisement?
- Does the unit price include the 8% maintenance deposit or is it paid separately, and when is it due?
- What is the penalty for delay past the delivery date, and from what date does it start?
- What exactly is included in the semi-finished specification?
The answers to these questions change your real cost more than a small difference in price per meter, and we write them into your reservation file before you contract.
Why Buy with West Capital
Because the real prices in a project in this much demand do not show up online. When you contact us we give you:
- The units actually available in BARON and MERRYLAND and their current prices after the phase two launch.
- An objective comparison with other Wahat Road and northern expansion projects.
- A check of the actual area, delivery date and maintenance terms in the contract.
- Follow-up of reservation and contracting through to handover, with no extra fees for you.
