- About the developer
Grand Heights 6 October compound is one of the largest projects in the North Extensions of 6th of October City, extending over about 900 feddans. It is developed by Kuwadico, a partnership between the National Real Estate Company of Kuwait and the Egyptian company Wadi El Nil. The project was offered to the public in March 2010, so it is not a new launch, but it remains one of the compounds buyers ask about most. Because the prices and payment terms in circulation vary so widely from one phase to another, we show you the actual market figures as of November 2026.
About Grand Heights compound
The project is an integrated residential community that offers villas, townhouses and twin houses, fully finished or semi-finished. The units were delivered between 2022 and 2025, and the developer is not currently offering new units in large numbers, while a large number of resale units appear on the market. That is an important difference from new projects: here you are usually buying from an owner rather than from the developer, on terms the owner sets.
The developing partnership brings together the National Real Estate Company (NREC) in Kuwait and Wadi El Nil in Egypt.
Location of Grand Heights
We list the project among the North Extensions of 6th of October City. The Dahshur Link takes about 10 minutes to reach, the 26th of July Corridor and Gohayna Square about 15 minutes, the Wahat Road about 25 minutes, and the Ring Road about 30 minutes. The Cairo-Alexandria Desert Road is about 5 minutes away. These times are estimates, so try the route yourself at peak hours before you decide. Areas and unit types
The project covers about 900 feddans (3.8 million square meters), with a building ratio of 18%, and the developer has not announced the total number of units. The unit models are as follows:
- Stand-alone villas: models V1, V2 and V3 (each in versions A and B) and model V5.
- Twin houses: models T1 and T2 (versions A and B of each) and model T5.
- Townhouses: R1 to R5 in two versions, middle and corner.
Unit sizes vary widely by phase: townhouses from 120 to 285 meters, twin houses from 250 to 297 meters, and villas from 283 to 653 meters. The developer has not announced standard sizes for the models, so ask for the built-up area and garden area from the contract of the specific unit.

Grand Heights and neighboring 6th of October projects
The key difference between Grand Heights and the others is that it is a delivered project that is mostly resale, while the following projects sell units directly from the developer (as of November 2026):
| Project | Area | Payment |
|---|---|---|
| Grand Heights | 900 feddans | 10% down with installments over up to 7 years, or an agreement with the owner |
| Mountain View iCity October | 500 feddans | 10% down with installments over up to 8 years, and some phases 5% over up to 10 years |
| Porto October | 330 feddans | Price per meter from EGP 12,000, 10% down with installments over up to 7 years |
Grand Heights is the largest of the three by area (900 feddans) with a building ratio of only 18%, and its units are ready to view and live in.
Grand Heights prices
The developer does not publish a fixed price list. What is available is current offer prices, mostly for resale units. Townhouse prices start from EGP 6.8 million and reach EGP 26 million, twin houses range between EGP 15 and 18.5 million, and villas between EGP 15 and 46 million. The starting price for the units offered by the developer is EGP 17.5 million.
The large gap between EGP 6.8 million and EGP 46 million reflects the variety of models, the unit’s position inside the compound and its condition, and also the nature of the listing, since some figures are for resale under the owners’ terms and some are for fully finished units. We do not recommend buying any unit before checking its price against similar units on offer today.
Payment plans and the condition of the units
The announced payment plan is 10% down with installments over up to 7 years, and many resale units are sold for cash or with installments agreed with the owner. Our advice is to fix the payment terms in writing before paying any amount.
The units are ready to live in now, which is an advantage of the project over new launches that wait years for delivery. You can view the unit, the neighbors and the services in person before buying, which is not possible in projects under construction.
The developer: Kuwadico
The developer is Kuwadico Real Estate Development, a consortium between the National Real Estate Company of Kuwait and the Egyptian company Wadi El Nil. Grand Heights is currently the company’s main showcase. We request the name of the contractor and the consultant from the developer when needed.
Services and facilities
The main facilities in the project include:
- A gym.
- A football field and a multi-use field.
- A restaurant and a supermarket.
- A children’s playground and a mosque.
The project also includes a sports club, a clubhouse, swimming pools, a commercial strip, medical and educational services, running and cycling paths and round-the-clock security, and we verify these details with you before you buy.
What to check before buying a resale unit at Grand Heights
Since most of what is on offer today comes from owners, this is the list we review with you before any payment:
- The original ownership contract with the developer, and proof that the unit’s full price was paid to it.
- The registration status of the unit: is it registered, or still under a preliminary contract?
- The specific model (V1, T2 or R3, for example) and the actual built-up and garden areas.
- Current maintenance and utility fees, and whether there are arrears on the unit.
- The actual finishing condition, and whether the unit has been altered from the original design.
- The unit’s position inside the compound and its distance from the entrances, services and areas under construction.
Each of these items affects the real price and can explain the difference between two listings for the same model, so we match the unit with similar units actually sold before you negotiate with the owner.
Why buy with West Capital
